L E A S E WHEREAS, pursuant to the City Charter and Section 54031 of the Cali- fornia Government Code the City of San Leandro has acquired by lease the real property hereinafter described and referred to for the parking or storage of motor vehicles; and WHEREAS, in the judgment of the City Council of the City of San Leandro, that being the legislative body of said City, such use is necessary or con- venient for the public; and PURSUANT to the City Charter- and Section 54034 of the Government Code of the State of California THIS INDENTURE OF LEASE is made and entered into in duplicate this 6th day of July, 1954; by and between the CITY OF SAN LEANDRO, a Municipal Corporation, hereinafter designated First Party, and GEORGE B. SANTOS AND G. 0. ROBINSON,, Doing Business Under The Name "ESTUDILLO CHAPEL", and DOWN TOWN MERCHANTS ASSOCIATION, a Corporation, hereinafter designated Second Parties; WITNESSETH: First Party does hereby lease to and Second Parties do hereby lease from First Party, those certain premises hereinafter described, subject to all of the terms and provisions hereinafter set forth, and subject to all of the terms and provisions of the master lease specifically mentioned in. paragraph numbered 7 hereof, for the tern commencing July 6, 1954, and ending March 14, 1959 for the total rent or sum of $9,000.00 payable as follows: $750.00 upon the execution hereof, receipt being evidenced by receipt of Frank G. Matoza, said sum constituting the first five monthst rent payable under the master lease hereinafter referred to,in advance, then $150.00 on August 15, 1954 and $150.00 on the 15th day of each and every succeeding month thereafter until said sum of $9,000.00 is paid in full. IT IS HEREBY MUTUALLY AGREED, by and between the respective parties hereto, as follows:
