California <br />March 14 , 19 85 <br />CALLIBELLE NICKALS <br />Grantor <br />REAL PROPERTY PURCHASE CONTRACT - CITY OF SAN LEANDRO <br />page- 1 -i 3 -f <br />EXHIBIT A <br />On this date, Grantor has executed and delivered to Kevin M. Cassady, <br />Chief Right of Way Agent, County of Alameda, acting on behalf of the City <br />of San Leandro, the following documents: <br />(a) Grant Deed, City Parcel 15 (LD 84-90); <br />(b) Grant Deed, City Parcel 16 (LD 84-91); <br />(c) Permit to Enter upon remaining property at 15099 Hesperian Boulevard <br />(LD 84-150), with expiration date of December 31, 1985; and <br />(d) Permit to Enter upon portion of remaining property at 1104 Halcyon <br />Drive (LD 84-148), with expiration date of December'31, 1985, <br />covering the properties particularly described therein. <br />In consideration of which, and the other considerations hereinafter <br />set forth, it is mutually agreed as follows: <br />1. The parties have herein set forth the whole of their agreement. <br />The performance of this agreement constitutes the entire consideration for said <br />documents and shall relieve the City of San Leandro of all further obligations or <br />claims on this account. <br />2. The City of San Leandro shall: <br />(A) Pay the undersigned grantor the sum of $375,708.00 for the <br />properties or interests conveyed by the above documents when title <br />to the properties described in (a) and (b), above, vests in the City <br />of San Leandro, free and clear of all liens, encumbrances, assessments, <br />easements and leases (recorded and/or unrecorded), and taxes, <br />except: <br />a. Taxes for the fiscal year in which this escrow closes, which <br />shall be cleared and paid in the manner required by Section <br />4986 of the Revenue and Taxation Code, if unpaid at the <br />close of escrow. <br />
