�l_205124 <br />GRANT DEED <br />EXHIBIT B <br />NATURE OF TENANTS <br />1. Intent <br />The Grantee, for itself and its successors and assigns, <br />represents and covenants to the Grantor that the initial <br />tenants and users of space on the Grantee Parcels shall be <br />of a kind and nature generally found as tenants in a high <br />quality shopping center, and the Grantee will use its best <br />efforts to insure that its leasing program will restrict <br />uses and occupancies that do not meet the above criteria. <br />The parties agree that retail tenants shall be permitted <br />on all Grantee Parcels and that such tenants shall offer <br />primarily high quality apparel, general software, gifts <br />and similar merchandise and may include restaurants, a <br />liquor store and, on Parcel 1, a financial institution, <br />but shall not include, without specific Grantor approval, <br />personal service shops, business or commercial offices, <br />schools or training facilities, launderettes, dry cleaners <br />or other neighborhood service facilities, or the sale of <br />used or lesser quality merchandise. If Parcel 1 is not <br />occupied by a financial institution, a financial <br />institution may be located on Parcel 3, 4 or 6, in lieu <br />thereof. If a family -style restaurant is not located on <br />Parcel 3► it shall be located on Parcel 1, 4 or 6 in lieu <br />thereof. Nothing in this section shall restrict the <br />ability of any tenant to discount the price of any service <br />or merchandise, provided, however that the quality of all <br />merchandise sold at any price is of better than average <br />quality. Notwithstanding the foregoing guidelines, <br />twenty-five percent (25%) of the floor area of the <br />Redeveloper parcels, exclusive of the Post Office, may be <br />leased to financial, business or service users or retail <br />users that sell lesser quality merchandise, but not to <br />schools, training facilities or similar users. If, six <br />months after commencement of Grantee Improvements or upon <br />issuance of the Certificate of Completion by Grantor, <br />whichever occurs first, on Parcels 4 and 6, letters of <br />commitment from lessees acceptable to Grantor for one half <br />or more of the floor area on Parcels 4 and 6 (not <br />including the portion thereof to be leased by Grantor for <br />relocation of the Post Office), have not been obtained by <br />Grantee, Grantor shall modify the foregoing guidelines for <br />Parcels 4 and 6 as follows: <br />
