1.28.020 <br />f. Public and quasi -public buildings and <br />uses and public utility buildings or service <br />yards, when necessary to serve the area; <br />g. Restaurant, or other personal service <br />facilities of a type necessary to serve uses <br />permitted herein, provided that applicant shall, <br />in each instance, demonstrate that the pro- <br />posed use is required to support uses permit- <br />ted herein; <br />h. Medical offices, clinic or laboratory <br />limited to the practice of industrial medicine; <br />i. An industrial use not listed herein pro- <br />vided that a showing of complete compatibil- <br />ity with uses permitted and with the stated <br />purpose of this class of district can be made; <br />j. Mini -warehouse; warehouse; distribu- <br />tion facility. <br />Sr Temporary Uses. <br />—a. Temporary uses other than those pro- <br />vided for in Exhibit 1.28.020 may be ap- <br />proved by the agency where the following <br />circumstances are determined by the agency <br />to exist: <br />i. The agency owns the fee or holds a <br />leasehold interest for a period greater than the <br />duration of such temporary use; and <br />ii. The immediate development of the site <br />in accordance with Exhibit 1.28.020 is not <br />possible because of incomplete land assembly, <br />infrastructure improvements, relocation of <br />occupants, or for other reasons as determined <br />by the agency. <br />b. Such temporary use shall be governed <br />by a temporary use plan approved by the <br />agency. The temporary use plan shall provide <br />as follows, to the satisfaction of the agency. <br />i. Buildings to be occupied by a tempo- <br />rary use shall substantially conform to current <br />building and fire codes without extensive ad- <br />ditional work; <br />ii. No building to be occupied by a tempo- <br />rary use shall be partitioned into sub -units for <br />separate occupancy; <br />iii. No substantial exterior or interior re- <br />modeling shall be undertaken; and <br />iv. Screening of temporary use areas to <br />minimize adverse impacts on adjacent prop- <br />erty shall be provided.
