LEGAL DESCRIPTION <br />Real property in the City of San Leandro, County of Alameda, State of California, <br />described as follows: <br />PARCEL ONE: <br />Beginning at the intersection of the Southeastern line of Wicks Landing Avenue, or First <br />Avenue, in the City of San Leandro, with the Southwestern line of the right of way of the <br />Western Pacific Railway (80 feet wide), and running thence along said Southeastern line <br />of Wicks Landing Avenue, South 62°6' West, 58 feet, more or less, to the most Northerly <br />corner of the 1/2 acre tract of land, now or formerly, of K. J. and J. J. Serpa; thence <br />Southeasterly along the Northeastern line of said 1/2 acre tract and along the <br />Northeastern line of the lands, now or formerly of J. J. Serpa, 1015.5 feet, more or less, to <br />a point on the Northern line of the lands formerly of Mrs. Sarah Mathews; thence along <br />said Northern line of said lands, North 62°6' East, 257 feet, more or less, to the <br />Southwestern line of the lands, now or formerly, of Alexander Rose; thence along said <br />Southwestern line of said lands of Rose, North 27054' West, 510.4 feet, more or less, to <br />the aforesaid Southwestern line of the right of way of the Western Pacific Railway; and <br />thence along said last line, North 49°7' West, 543, feet, more or less, to the point of <br />beginning. <br />Excepting therefrom: <br />That portion thereof conveyed to the City of San Leandro, a municipal corporation, by <br />deed recorded April 3, 1969, Series No. 69-36444, Reel 2375 OR, Image 907, Alameda <br />County Records, described as follows: <br />Beginning at the intersection of the Southeastern line of Marina Boulevard, formerly First <br />Avenue, with the Southwestern line of the Western Pacific Railway, 80 feet wide; thence <br />along said Southeastern line of Marina Boulevard, South 63°21'22" West (South <br />63°21'22" West being taken as the bearing of Marina Boulevard for the purpose of this <br />description), 58 feet, more or less, to the most Northern corner of the 1/2 acre tract of <br />land, now or formerly of K. J. and J. J. Serpa; thence along the Northeastern line of the <br />said lands of Serpa, South 26°49'38" East, 20 feet, to a line parallel with said <br />Southeastern line of Marina Boulevard, and 20.00 feet, measured at right angles, <br />Southeasterly therefrom; thence along said parallel line, North 63°21'22" East, 61.82 feet <br />to a tangent curve, concave to the Southeast and having a radius of 132 feet; thence along <br />said curve, Northeasterly 3.99 feet to its intersection with a non -tangent line, said non - <br />tangent line being the aforementioned Southwestern line of the Western Pacific Railway, <br />a radial line to said point bears North 24°54'39" West; thence along said Southwestern <br />line, North 48°06'43" West, 21.55 feet to the point of beginning. <br />A.P.
