southwestern line of the Southern Pacific right -of w,_„ orth 42' 41' 49" <br />west to a point on a nontangent curve, concave to the west, having a <br />radius of 266 feet, a radial of said curve to said point bears south 89' <br />55' 07" east; thence northerly and northwesterly along said curve through <br />a central angle of 36' 50' 58", a distance of 171.08 feet to a tangent <br />line; thence north 36' 46' 05" west 296.85 feet to the TRUE POINT OF <br />BEGINNING. <br />The above described parcel of land contains an area of 17,439 square <br />feet more or less. <br />2. The crossing number of the nearest existing public crossing to the north <br />is at Davis Street, crossing 0-14.7. The crossing number of the nearest <br />existing public crossing to the south will be at Williams Street, <br />crossing D-15.2. The proposed crossing should be 0- 14.96. <br />3. The public need will be served by this proposed crossing by reason of the <br />fact that said crossing will establish a direct connection between light <br />industrial and commercial redevelopments to the north and established <br />commercial, industrial and residential developments to the south; <br />eliminate the need for a circuitous, energy consuming route between these <br />developments; and discourage travel along narrow local residential <br />streets between these developments. <br />Currently, approximately 30 acres of land north of and approximately 20 <br />acres of land south of the proposed crossing is being redeveloped into <br />commercial and light industrial uses. Concurrent with this construction, <br />Alvarado Street (within the redeveloment area) is being constructed both <br />north and south of the proposed crossing to serve these developments. <br />-3- <br />
