<br />1.08.020 Uses permitted.
<br />All uses within the project area are sub-
<br />ject to approval by the redevelopment
<br />agency as to design, construction, timing
<br />and continuing maintenance of private im-
<br />provements. Approval shall be denied in all
<br />instances in which the agency determines
<br />that the proposed use would create an undue
<br />burden on public parking facilities within
<br />the project area. Parking shall be provided
<br />by property owners as determined by the
<br />agency as necessary to serve any new use or
<br />expanded existing use. Subject to such prior
<br />approval, the following uses are permitted
<br />within the project area in areas designated
<br />"commercial buildings" on Exhibit
<br />1.08.010:
<br />A. Retail sales of primarily new mer-
<br />chandise including, but not limited to, sale
<br />of confections, bakery goods, food, drugs,
<br />flowers, gifts, books, furniture, office sup-
<br />plies, hardware, clothes, shoes, cameras,
<br />appliances, radios, televisions, jewelry,
<br />paintings, liquor, paint, art and craft sup-
<br />plies;
<br />B. Personal service establishment in-
<br />cluding, but not limited to, beauty shop, bar-
<br />ber shop, portrait studio, radio and television
<br />repair, shoe repair, real estate, office ma-
<br />chine repair, auto leasing, tailor;
<br />C. Restaurant, theater;
<br />D. Parking area and structure for pas-
<br />senger automobiles;
<br />E. Household and business service es-
<br />tablishment including, but not limited to,
<br />interior decorating, upholstery, blueprinting,
<br />job printing, automatic laundry, laundry
<br />pick-up station;
<br />F. Business, professional, administra-
<br />tive and executive offices including, but not
<br />limited to, office for architect, attorney, en-
<br />gineer, public utility, accountant, insurance
<br />company, physician and surgeon;
<br />G. Financial institution, including bank,
<br />saving and loan company, finance company;
<br />H. Tavem;
<br />I. Business and professional school,
<br />including beauty academy, which does not
<br />occupy the street or ground floor of a build-
<br />ing;
<br />J. Lodge, club, social and fraternal or-
<br />ganization, public or quasi -public building,

<br />1.08.030 Existing uses.
<br />Existing uses may continue to subject to
<br />the rules for owner -participation adopted by
<br />the agency. Existing residential uses in areas
<br />in which residential uses are not permitted in
<br />this plan may continue subject to compli-
<br />ance with the rules for residential occupancy
<br />adopted by the agency. Other existing uses
<br />not permitted in their present locations by
<br />this plan may continue only until the expira-
<br />tion of the lease or change in ownership ex-
<br />isting on the date of adoption of this plan.
<br />The agency may permit extension of a lease
<br />or execution of a new lease in any case in
<br />which, in the opinion of the agency, an acute
<br />personal or financial hardship exists, pro-
<br />vided such approval includes a specific time
<br />for discontinuance of such non -conforming
<br />use agreed to by the owner thereof. (Plaza I
