<br />Real property in the City of San Leandro, County of Alameda,
<br />State of California, being a portion of Lots 3 and 12 and a
<br />portion of the land reserved for roadway purposes (now known as
<br />Floresta Boulevard) between said Lots 3 and 12, as said lots and
<br />roadway are shown on the "Partition Map of the Land of Leonard
<br />Stone Estate", filed October 8, 1895, in Book 15 of Maps, at Page
<br />36, Alameda County Records, and being further described as
<br />follows.
<br />Beginning at the intersection of the southwestern line of
<br />Washington Avenue as said avenue existed April 7, 1988, with the
<br />southeastern line of said Lot 12, said point of intersection
<br />being the most southerly corner of Parcel 2 of that parcel of
<br />land described in the deed from Grastoke Nevada, Inc. to the
<br />City of San Leandro, recorded November 23, 1962 on Reel 731,
<br />Image 436, Alameda County Records, said point being on a curve in
<br />the said line of Washington Ave., a radial line of said curve to
<br />said point bears north 670 11' 47" east, said curve being concave
<br />to the west, and having a radius of 112.00 feet; thence along
<br />said line of Washington Avenue and the general northern line of
<br />Floresta Boulevard as said boulevard existed April 7, 1988, the
<br />following courses and distances: southeasterly and southerly
<br />alone said curve, through a :ventral angle of 210 27' 2611, a
<br />distance of 41.94 feet to a point of compound curvature with a
<br />curve, concave to the northwest, having a radius of 32.00 feet;
<br />thence southerly, southwesterly and westerly along last said
<br />curve, through a central angle of 730 32' 1611, a distance of
<br />41.07 feet to a point of compound curvature with a curve,
<br />concave to the north, having a radius of 292.00 feet; thence
<br />westerly along last said curve, through a central angle of 170
<br />29' 3111, a distance of 89.15 feet to a tangent line; thence south
<br />890 41' 00" west along said line 31.37 feet to a tangent curve,
<br />concave to the south, having a radius of 300.00 feet; thence
<br />westerly and southwesterly along last said curve, through a
<br />central angle of 270 41' 001-11 a distance of 144.95 feet to a
