-5- <br />All street improvements are in place including <br />concrete curbs, gutters and sidewalks; all <br />utilities serve the subject property. There is <br />public transportation in E. 14th St. and a city - <br />owned and operated parking lot on the southeast- <br />erly side of Toler Ave. opposite the subject <br />property. A portion of this lot is currently available <br />for public parking (currently 13 spaces). The <br />properties located to the southwest'of;-"the sub- <br />ject property are improved with single family <br />detached homes approximately 30 to 40 years of <br />age and there is all -day on -street parking in <br />the neighborhood. E. 14th St. has metered parking <br />two-hour maximum and there is a two-hour time <br />zone for curb parking in close proximity to the <br />C-C district on the side streets. <br />IMPROVEMENT The Alameda County Municipal Court Building was <br />DESCRIPTION constructed in two phases; the original building, <br />constructed in 1966 67, contained a total gross <br />sq. ft. area of approximately 8,070 sq. ft. The <br />second phase, completed in,_1970, contains approx- <br />imately 2,192 gross sq. ft. This addition con- <br />tained the second courtroom (32' by 40' - 1,344 <br />sq. ft.) and adjoining judge and jury rooms <br />(12' by 19' each). There is a three-fixtured <br />bathroom for the judges chamber; two three-fixtured <br />bathrooms adjoining the jury deliberation room. <br />The original court building contains a slightly <br />smaller courtroom of 1,320 sq. ft. with 82 seats <br />since removed. The judge's and jury rooms in <br />the original section are larger. The judge's <br />chamber is 15' by 18' with one two-fixtured <br />bathroom; the jury room, 13' by 181, is connected <br />to men's and women's two-fixtured bathrooms. <br />Adjoining and at the end of the courtroom are a <br />pressroom, 8' by 141; public defendant's office, <br />8' by 111; and men's and women's public bathrooms, <br />one with six fixtures the other with four. A <br />large lobby with 12' corridors runs the length <br />of the north side of the building and along the <br />E. 14th St. side to the second courtroom. At <br />this end of the building there is a large clerk <br />and marshall's office, 32' by 40' in size; a <br />small workroom 10' by 181; and additional men's <br />
