Real property in the City of San Leandro, County of Alameda, State of <br />California, being a portion of West Joaquin Avenue, formerly Hepburn Street, <br />a portion of West Estudillo Avenue, formerly Ward Street, and a portion of <br />Washington Avenue, formerly Watkins Street, as said streets are shown on the <br />Map of the Town of San Leandro, filed February 27, 1855 in Book 2 of Maps, <br />at page 43 and Recorded by Order of the Board of Supervisors on June 14, 1870, <br />in Book 1 of Maps, at page 19, Alameda County Records, and being further des- <br />cribed as follows: <br />West Joaquin Avenue - Parcel 1 <br />Commencing at the intersection of the northeastern line of Hays Street with <br />the northwestern line of West Joaquin Avenue, thence northeasterly along <br />the last said line 3.40 feet to the TRUE POINT OF BEGINNING; thence contin- <br />uing along the said line of West Joaquin Avenue, to its intersection with <br />the southwestern line of Washington Avenue; thence southeasterly, along the <br />southeasterly prolongation of the said southwestern line of Washington Ave- <br />nue, to the southeastern line of West Joaquin Avenue; thence along the last <br />said line, southwesterly to a point, said point being 3.40 feet northeasterly <br />from the said northeastern line of Hays Street; thence northwesterly, in a <br />direct line, to the TRUE POINT OF BEGINNING. <br />The above described parcel of land contains 17,974 square feet, more or less. <br />WEST ESTUDILLO AVENUE - Parcel 2 <br />Commencing at the intersection of the northeastern line of Hays Street with <br />the northwestern line of West Estudillo Avenue; thence northeasterly along <br />the last said line, 3.40 feet to the TRUE POINT OF BEGINNING: thence con- <br />tinuing along the said line of West Estudillo Avenue, to its intersection <br />with the southwestern line of Washington Avenue; thence southeasterly along the <br />southeasterly prolongation of the said southwestern line of â–ºlashington Avenue, <br />to the southeastern line of West Estudillo Avenue; thence along the last <br />said line, southwesterly to a point, said point being 3.40 feet northeasterly <br />from the said northeastern line of Hays Street; thence northwesterly, in a <br />direct line, to the TRUE POINT OF BEGINNING. <br />The above described parcel of land contains 23,906 square feet, more or less. <br />EXCEPTION FOR PUBLIC UTILITY EASEMENT <br />Commencing at the intersection of the northeastern line of Hays Street, with <br />the northwestern line of West Estudillo Avenue; thence northeasterly along <br />the last said line, 3.40 feet to a line drawn parallel with and 3.40 feet <br />northeasterly, measured at right angles, from the said line of Hays Street; <br />thence along said parallel line and its southeasterly prolongation, south- <br />easterly, 20.00 feet to the TRUE POINT OF BEGINNING; thence northeasterly <br />along a line drawn parallel with and 20.00 feet southeasterly, measured at <br />right angles, from the said line of West Estudillo Avenue, to its inter- <br />section with the southeasterly prolongation of the southwestern -line of <br />Washington Avenue; thence southeasterly along the said prolongation, 35.00 <br />feet to a line drawn parallel with and 55.00 feet southeasterly, measured <br />at right angles, from the said line of West Estudillo Avenue; thence south- <br />westerly along the last said parallel line, 125.00 feet; thence at right <br />angles, northwesterly, 10.00 feet to a line drawn parallel with and 45.00 <br />feet southeasterly, measured at right angles, from the said line of West <br />Page 1 of 2 <br />
