Rugg, Community Development Director <br />FROM CITY OF SAU LEA"1DRJ <br />Annexation of Hesperian Boulevard. i( <br />SUBJECT <br />1 <br />The annexation of Hesperian Boulevard and the strip of land adjacent to the <br />2 east of it was decided on in order to provide for the orderly development of the <br />3 excess right-of-way included in the annexation under the tighter zoning controls <br />4 available in the city. The County Zoning Ordinance has no planned development <br />5 provisions. The strip in question is 56 feet deep. It is adjacent to an established <br />6 single family neighborhood in the rear and faces a 6-lane highway in front. To <br />7 properly develop this area will clearly require both unusual design attention and <br />8 fine development control available only under the planned development process. <br />9 This area is now publicly owned. It is intended that it be sold for development <br />10 in accordance with an approved general development plan. The city is organized to <br />11 conduct such a land sale through its Community Development Office, while the County <br />12 has no experience in this business and no desire to obtain any. <br />13 <br />14 <br />e <br />15 <br />16 <br />W.
