at the beginning of each fiscal year and are not vested until the date of Building <br />Permit issuance. <br />1. A one-time Development Fee for Street Improvements (DFSI) shall be assessed <br />in the amount of $15,459.20 (calculated at $1.40 per square foot - industrial, <br />plus $4.35 per square foot — office). <br />2. A one-time Marina Boulevard/I-880 interchange Traffic Impact Fee shall be <br />assessed in the amount of $10,104.30 (calculated at $1.03 per square foot - <br />industrial, plus $1.66 per square foot — office). <br />3. Williams Street is included in the City's adopted Underground Utility District <br />Master Plan. An Undergrounding in -lieu fee shall be calculated upon the valuation of the <br />improvements relative to the value of the property's existing buildings. The <br />valuation of the Building Permit application will be used to compute the <br />Underground Utility Fee to be assessed for the project. <br />VI. ENVIRONMENTAL SERVICES REQUIREMENTS <br />A. The handling, which includes storage, of hazardous materials in quantities equal to <br />or greater than 55 gallons, 200 cubic feet or 500 pounds requires submittal of a <br />Hazardous Materials Business Plan (HMBP). If applicable, submittal shall be <br />completed via the California Environmental Reporting System (CERS) online <br />database at http://cers.calepa.ca.gov/ prior to placement of registerable material <br />onsite. The plan is subject to the review and approval of Environmental Services. <br />Per Government Code Section 65850.2, the City shall not issue a final certificate <br />of occupancy or its equivalent until HMBP requirements are met. Generators of hazardous waste must register with the City's Environmental Services <br />Section, which is the Certified Unified Program Agency (CUPA), through CERS. <br />A site -specific hazardous waste generator identification number shall be obtained <br />from the Department of Toxic Substances Control. <br />C. Discharge of anything other than rainwater to the stormwater collection system, <br />which includes area drains, sidewalks, parking areas, street curb and gutter, is <br />prohibited. Outdoor cutting or finishing of stone is prohibited. <br />D. The elimination of outdoor exposure of materials, processes, or equipment to the <br />maximum extent practicable is necessary to prevent contamination of rainwater. <br />Exposures that cannot be eliminated require use of Best Management Practices <br />(BMPs), both engineered and administrative, to prevent any exposure from <br />impacting rainwater runoff. <br />PLN22-0039 1800 Williams St November 7, 2022 <br />CONDITIONS OF APPROVAL Page 8 of 11 <br />
