A. All structures shall be structurally sound and well maintained at all times; any <br />damage to the structures shall be promptly repaired. The project site shall be well <br />maintained and shall be kept free of litter, debris and weeds at all times; during <br />construction, the site shall be well maintained and shall be kept free of litter, debris <br />and weeds. <br />B. Any graffiti on the property shall be promptly removed. <br />C. All landscaping shall be maintained in a healthy, growing condition at all times. <br />Any damaged or dead plant material shall be promptly replaced with a plant <br />material similar in type and comparable in size to the plant(s) being removed. Any <br />landscaping shall be maintained so as not to interfere or obstruct the public right- <br />of-way for pedestrians and vehicles. The landscaping adjacent to the driveway shall <br />be maintained so it does not exceed three feet in height above the top of the nearest <br />adjacent curb and gutter to allow for adequate sight distance, or unless otherwise <br />approved by the City's Transportation Engineer. <br />D. There shall be no barbed or razor wire installed on the fencing or on the property. <br />E. The perimeter fencing shall be structurally sound and well maintained at all times. <br />Any damage to the fencing shall be promptly replaced or repaired. <br />F. All dumpsters or trash containers shall be kept in the trash enclosure at all times <br />except for the day(s) the collection company is scheduled for pick-up. Immediately <br />after pick-up all dumpsters or trash containers shall be returned to the trash <br />enclosure, out of public view. <br />G. No objectionable odors emanating from the building or trash enclosure shall be <br />detectable beyond the subject property. <br />H. No signs shall be erected without prior approval by the Community Development <br />Director and after first obtaining a building permit. <br />No temporary or unauthorized signs including but not limited to banners, balloons, <br />streamers and pennants shall be placed on the property, unless approved by the City <br />under a Temporary Sign Permit. <br />All uses and activities shall comply with the provisions of the San Leandro Noise <br />Regulations (Title IV, Chapter 1 of the Municipal Code). Tenants shall take <br />proactive measures to avoid and reduce noise generated by delivery vehicles' <br />audible reverse back-up signals and to ensure that loading and delivery activities <br />are in compliance during the City's established quiet hours and do not pose a public <br />nuisance during other times. <br />K. No use, activity, or process shall produce vibrations or dust that are perceptible <br />without instruments by a reasonable person at the property lines of a site. <br />L. Vehicle idling shall be actively discouraged and restricted to a maximum of two <br />minutes.
