a. Ensure exiting is adequate for the occupancy activity by providing an exit <br />analysis. <br />b. Ensure appropriate hardware is on all doors. <br />c. Fire Extinguishers shall be provided per the code. <br />d. Emergency Lighting shall be provided with an average of 1-foot candle at the <br />floor along the means of egress route. <br />e. Illuminated exist signs shall be provided indicating the means of egress route. <br />f. An address shall be provided that can be seen from the street and have a <br />contrasting background. <br />g. A Knox Box shall be provided for fire department access. <br />h. Additional items may be required at the discretion of the Alameda County Fire <br />Department. <br />ENGINEERING & TRANSPORTATION DEPARTMENT REQUIREMENTS <br />17. Protest Within a 90-day Period. Pursuant to Government Code Section 66020, <br />including Section 66020 (d) (1), the City HEREBY NOTIFIES the Applicant and/or <br />Property Owner for this Project that the 90-day approval period (in which the <br />Applicant and/or Property Owner may protest the imposition of any fees, <br />dedications, reservations, or other exactions imposed on this Project by these <br />Conditions of Approval) will begin on the date of the conditional approval of this <br />Project. If the Applicant and/or Property Owner fails to file a protest within this 90- <br />day period, complying with all the requirements of Government Code Section 66020, <br />the Applicant and/or Property Owner will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br />18. Compliance. The proposed development shall comply with City ordinances, policies <br />and regulations. All improvements shall be in accordance with the City's Design <br />Standards, Specifications and Standard Plans unless otherwise specifically <br />approved by the City Engineer. <br />19. Marina Boulevard / Interstate 880 Traffic Impact Fee. A Marina Boulevard/ <br />Interstate 880 Traffic Impact Fee shall be assessed on this project for its proposed <br />change in Land Use of "Personal Services" in the amount of $7,031.20, which is <br />calculated at $2.91 per building square foot with credit given for previous Land Use <br />of "General Office" at $1.81 per building square foot. These fees were calculated <br />using the Fiscal Year 2022-23 fee rates and are due at Building Permit issuance. <br />These fees are subject to change on July 1 st of each year and are not vested until <br />Building Permit issuance. <br />20. The applicant shall submit an On -Site Circulation Plan for review. The On -Site <br />Circulation Plan shall include site circulation and turning exhibits for the appropriate <br />design vehicle.
