12. The applicant shall plan insectary plants in the landscaping to attract and keep <br />beneficial insects. <br />B. The City's traffic impact fee program is called "Development Fee for Street <br />Improvements" (DFSI). A DFSI Fee may be assessed on this project depending on <br />the change in use at each of the proposed units. Engineering & Transportation <br />Department will review the change in use during the Building Permit submittal <br />review and will assess any DFSI fee's, if any, at that time. <br />C. The subject project is subject to the Development Fee for Street Improvements, <br />Marina Boulevard/Interstate 880 Interchange Traffic Impact Fee. A Marina <br />Boulevard/Interstate 880 Interchange Traffic Impact Fee may be assessed on this <br />project depending on the change in use at each of the proposed units. Engineering <br />& Transportation Department will review the change in use during the Building <br />Permit submittal review and will assess any Marina Boulevard/Interstate 880 <br />Interchange Traffic Impact Fee's, if any, at that time. <br />VI. LANDSCAPING <br />A. The Applicant and/or Property Owner shall provide water efficient landscaping, <br />consistent with the State's Model Water Efficient Landscape Ordinance, when <br />adding new or rehabilitating existing landscaping project. The plans for new or <br />rehabilitated landscaping shall show the precise locations and types of trees, shrubs <br />and ground cover when making changes to an approved landscaping plan. The plan <br />shall ensure and/or include the following: <br />1. An enhanced landscaping design at the Property's entries and at the <br />Marina/Teagarden corner shall be provided, <br />2. The number of trees at the Marina Boulevard entry shall not decrease, <br />3. A detailed irrigation plan, <br />4. Provision that any areas of the parking lot which are not used for parking spaces <br />or driveways shall be landscaped and that all landscaped areas adjacent to <br />parking or driveways shall be bordered by a 6-inch concrete curb, and <br />5. A minimum of one tree for every fifth parking space within the parking aisles <br />and trees and shrubs in the landscaped islands at the ends of all row parking. <br />VII. PARKING, LOADING AND CIRCULATION <br />A. The parking requirement for the retail, food, and other uses permitted in the Planned <br />Development is based on the assumption that there are parking benefits obtained <br />from mixing uses on the same site.
