The parties agree that the Lease will renew for one (I) Five (5) year Term (the <br />"Additional Renewal Term") with two (2) additional five (5) year Renewal Terms <br />automatically renewable upon the same terms and conditions unless Lessee notifies the Lessor in <br />writing of its intention not to renew the Lease at least sixty (60) days prior to the expiration of <br />the Additional or existing Renewal Term. <br />3. Rent. Beginning September I, 2022, Rent shall be increased to Four Thousand Six Hundred <br />Twenty -Six and 4'VI00 ($4,626.41) per month. subject to two percent (2%) annual adjustments <br />as provided in the Lease. <br />4. Relocation of Premises. Lessee is proposing to construct a 52' monopole (the "Monopole") <br />at a new location on the Property (the "New Premises") and to relocate Lessee's Facilities to the <br />Monopole as described and depicted in the construction drawings attached hereto as Exhibit B-2. <br />Lessor hereby approves the relocation of the Premises to the New Premises, the construction of <br />the Monopole and the installation of Lessee's Facilities, all as shown in Exhibit B-2. Exhibit B-2 <br />hereby replaces Exhibit B as supplemented by Exhibit B-1 to the Lease. Upon completion of the <br />relocation to the New Premises and the installation of the Lessee's Facilities on the Monopole. <br />the New Premises shall become the "Premises" for all purposes under the Lease. Lessee shall <br />remove all of Lessee's Facilities from the current Premises and will, to the extent reasonable, <br />restore the current Premises to its condition at the commencement of the Lease, reasonable wear <br />and tear and loss by casualty or other causes beyond Lessee's control excepted. <br />5.
