The parties agree that the Lease will renew for one (I) Five (5) year Term (the "Additional Renewal Term") with two (2) additional five (5) year Renewal Terms automatically renewable upon the same terms and conditions unless Lessee notifies the Lessor in writing of its intention not to renew the Lease at least sixty (60) days prior to the expiration of the Additional or existing Renewal Term. 3. Rent. Beginning September I, 2022, Rent shall be increased to Four Thousand Six Hundred Twenty -Six and 4'VI00 ($4,626.41) per month. subject to two percent (2%) annual adjustments as provided in the Lease. 4. Relocation of Premises. Lessee is proposing to construct a 52' monopole (the "Monopole") at a new location on the Property (the "New Premises") and to relocate Lessee's Facilities to the Monopole as described and depicted in the construction drawings attached hereto as Exhibit B-2. Lessor hereby approves the relocation of the Premises to the New Premises, the construction of the Monopole and the installation of Lessee's Facilities, all as shown in Exhibit B-2. Exhibit B-2 hereby replaces Exhibit B as supplemented by Exhibit B-1 to the Lease. Upon completion of the relocation to the New Premises and the installation of the Lessee's Facilities on the Monopole. the New Premises shall become the "Premises" for all purposes under the Lease. Lessee shall remove all of Lessee's Facilities from the current Premises and will, to the extent reasonable, restore the current Premises to its condition at the commencement of the Lease, reasonable wear and tear and loss by casualty or other causes beyond Lessee's control excepted. 5.
