<br />Non-Professional Services Agreement between September 1, 2023 <br />City of San Leandro and T&S Intermodal Maintenance, Inc.—Exhibit A Page 1 of 2 <br /> <br /> <br /> <br />EXHIBIT A <br />SCOPE OF SERVICES <br /> <br />Inclusions: <br /> <br />1. Demolition <br />a. Remove and dispose of existing cabinet uppers and lowers, microwave <br />with recirculating vent, sink, dishwasher, refrigerator, and water heater. <br />b. Remove any additional damaged drywall behind lower cabinets, up to 60 SF. <br /> <br />2. Installation <br />a. New 40 gallon electric water heater. <br />b. 2’ drywall repair in kitchen, breakroom, hallway, and storage office. <br />c. Install blown insulation, approx. 1,654 SF <br />d. Tape and smooth finish texture drywall, up to 4’ height for transition into existing <br />drywall. <br />e. Install 6” wall base cove. <br />f. Re-Paint all of kitchen and breakroom. <br />g. Paint up to 8’ tall in hallway and storage office. <br />h. Paint 4ea door trims <br />i. Install new sink and faucet. <br />j. Install new cabinets (Provided by owner). <br />i. Cabinet for sink will need to be modified, in order to meet ADA <br />requirements. Additional trimming and finishing for height difference will <br />be needed. <br />k. Install new countertop- Corian, solid surface, or equivalent. <br />l. Install new microwave/recirculating vent (Provided by owner). <br />m. Replace outlets- 9ea and 1ea- Quad outlet. <br />n. Replace switches- 2ea singles and 2ea doubles. <br />o. Replace blank electric covers- 5ea. <br /> <br />3. Alternates <br />a. Replace Acoustic Ceiling Tile in Breakroom and Kitchen. <br />b. Paint T-bar in Breakroom and Kitchen. <br />c. Remove and replace 5ea florescent lights with LED lights. <br />d. Paint supply/intake grills- 7ea. <br /> <br />Clarifications: <br /> <br />1.
