City of San Leandro <br />Installation Agreement – Att A <br />Page 2 of 17 <br /> <br />City-Wide <br />Smart City Controls <br /> Upgrade the existing Paradox street lighting control system, and expand that control system to address <br />nine hundred ninety-five (995) existing LED street lights. <br /> <br />The Scope of Work includes: <br />• Upgrade the existing Paradox system to Neptune generation. <br />• Installation of nine hundred ninety-five (995) new smart lighting nodes. <br />• Installation of up to eight (8) new smart gateways. <br />• Integration of the new controls into the existing Paradox central management suite <br />(CMS). <br />The Scope of Work excludes: <br />• Undisclosed electrical upgrades/modifications including but not limited to repairs to the <br />City’s existing fiber-optic network. <br />• Fiber connections to the existing network must be functioning to all gateways in order to <br />complete the upgrade process. <br />• Replacement of existing LED light fixtures or lamps. <br /> <br />City Hall <br />Controls <br /> Recommission the existing Johnson Controls building automation system (BAS). <br /> <br />The Scope of Work includes: <br />• Verify control components wired to each controller, including disconnecting wire to <br />confirm failures are reporting correctly. <br />• Verify operation of all phases for each piece of HVAC equipment connected to the BAS <br />in heating, cooling and/or economizer modes. <br />• Verify valve and/or damper actuators are operating correctly according to the control <br />signals. <br />• Reprogram equipment occupied/unoccupied schedules and set points according to <br />facility occupied hours. <br />• Provide a system start-up and report indicating system deficiencies. <br />The Scope of Work excludes: <br />• Any repair or replacement of existing control system components. <br /> <br />Mechanical <br /> Replace one (1) roof-mounted air-cooled chiller and two (2) chilled water pumps with new high <br />efficiency units of similar size and capacity. Please refer to the HVAC Mechanical Inventory for <br />equipment size and location. <br /> <br />The Scope of Work includes: <br />• Removal and proper disposal of the existing chiller and pumps per EPA guidelines. <br />• Installation of one (1) new air-cooled chiller and two (2) new chilled water pumps. <br />• Disconnection/reconnection of the existing electrical service. <br />• Disconnection/reconnection of existing chilled water piping (at inlet and outlet of unit). <br />DocuSign Envelope ID: 64BB0189-33AC-48E9-B1D7-D912FB4998D8
