The applicant shall <br />implement this improvement in conformance with San Leandro Municipal Code <br />§5-1-410. <br />20. The 60"-diameter storm drain network in Durant Avenue at the proposed point- <br />of-connection is owned and operated by Alameda County Public Works Agency <br />as Line "Q". Any connections to this network will require a permit from Alameda <br />County. <br />21. The property frontages on East 14th Street and Durant Avenue include several <br />driveway aprons that will no longer be necessary to serve the proposed <br />development. The applicant shall remove these driveway aprons and replace <br />them with City standard sidewalk, curb, and gutter. This work is required <br />pursuant to San Leandro Municipal Code §5-1-405. <br />22. The property frontages on East 14th Street and Durant Avenue include <br />sidewalks that serve pedestrians within the neighborhood. Any dangerous or <br />defective sidewalks lying in front of or alongside the applicant's properties <br />identified during Building Permit review shall be repaired by the applicant <br />according to City standards. This work is required pursuant to San Leandro <br />Municipal Code §5-1-415. <br />23. All work within the Public Right-of-Way shall require an Encroachment Permit <br />from the Engineering and Transportation Department prior to beginning such <br />work. To satisfy the requirements of San Leandro Municipal Code Chapter 6-1, "Traffic <br />Control", the applicant shall provide the following: <br />a) Dimensions of the proposed parking stalls in conformance with City <br />Standard Plan Dwg. No. 600, Case 3101. <br />b) "No Stopping Any Time" MUTCD R26(S)(CA) signage and red curb <br />painting along the Durant Avenue and East 14th Street frontages. <br />c) "Right Turn Only" MUTCD R3-5(R) sign at the proposed driveway for <br />vehicles exiting the site. <br />d) "One Way" MUTCD R6-1 (R) sign in the median island opposite the <br />proposed driveway. <br />25. The applicant shall reduce storm water pollution by implementing the following <br />pollution source control measures: <br />a) Structures shall be designed to discourage the occurrence and entry of <br />pests into buildings, thus minimizing the need for pesticides. The trash <br />area shall be separated from the rest of the building by walls of concrete <br />or masonry, or walls finished with ceramic tile or metal so that pests that <br />gain access to the trash rooms are less likely to access the rest of the <br />building. <br />b) All storm drains shall be marked "NO DUMPING, DRAINS TO BAY". <br />c) All on-site storm drains shall be inspected and, if necessary, cleaned at <br />Agreement to Conditions <br />PLN20-0021 110 E. 14th Street <br />October 15, 2020 <br />Page 9 of 17
