IX. SUSTAINABILITY REQUIREMENTS <br />1. Prior to issuance of building permits, applicant should provide details of the <br />project's capability and capacity for facilitating future EV charging for the parking <br />stalls marked for EV. <br />2. Prior to issuance of building permits, applicant should provide details of the <br />project's solar zone as in compliance with requirements in Title 24. <br />X. WATER POLLUTION CONTROL PLANT REQUIREMENTS <br />1. This project will be subject to the sewer connection fee applicable at the time the <br />building permit is issued. This will include a per-unit fee as well as fee based on <br />square footage of office or common space. <br />XI. PUBLIC WORKS REQUIREMENTS <br />1. Per the California Solid Waste Reuse and Recycling Access Act of 1991 to <br />assure adequate areas for collecting and loading recyclable materials, the <br />building shall provide readily accessible solid waste and recycling disposal <br />area(s). Disposal area(s) shall be located within a reasonable walking distance <br />from each unit served. Public Works uses a guideline of approximately 250 feet <br />to denote "reasonable walking distance from each unit served." <br />2. Establishment falls within the Alameda County Industries (ACI) service area. <br />Refer to the franchised waste hauler for further assistance with capacity needs <br />and container sizes: Alameda County Industries (510) 357-7282 <br />3. Driveways and/or travel aisles shall provide unobstructed access for collection <br />vehicles and personnel. <br />4. Applicant must ensure that there is adequate space for a collection vehicle to <br />enter and exit the property in order to service each container (dumpster, <br />compactor or roll-off). For safety reasons, a turnaround must be provided for any <br />street that would otherwise require the collection truck to back up a distance <br />greater than 150 feet. If a turnaround is required, the Applicant must provide a <br />40-foot turning radius for collection trucks. <br />5. The property owner, occupant and tenants shall maintain enclosure(s)/trash <br />chute termination rooms free of litter and other debris in accordance with the San <br />Leandro Municipal Code §3-15-215. The franchised waste hauler is responsible <br />for replacement of containers in the event that they are in a condition of disrepair. <br />6. Per the San Leandro Municipal Code §3-1-200, storage of solid waste, recycling, <br />and other materials outside of the enclosure that is visible from the street is <br />prohibited at all times. <br />7. Recycling Requirements. Applicant is subject to Alameda County Mandatory <br />Recycling Ordinance #2012-01. For more information, visit <br />www.RecyclingRulesAC.org. <br />8. Project must comply with all City and State construction and demolition debris <br />recycling requirements. Permit applicants must demonstrate compliance by <br />completing and submitting an online Waste Management Plan using Green Halo <br />Agreement to Conditions <br />PLN20-0021 110 E. 14th Street <br />October 15, 2020 <br />Page 13 of 17
