The applicant shall implement construction best management practices during <br />construction to control erosion, keep sediment from leaving the project site <br />and prevent storm water pollution. The applicant shall protect existing storm <br />drain inlets and conveyances within the project area to prevent sediment from <br />construction activities from entering the storm drain system. <br />D. The applicant shall locate all new electric and communications utilities serving the <br />site underground. <br />E. The applicant shall obtain an Encroachment Permit from the Engineering and <br />Transportation Department for any work within public right-of-way. Contractors <br />must be properly licensed, have a valid Business License, and submit proof of <br />insurance. Applicable fees/deposits must be paid. <br />F. The City's traffic impact fee program is called "Development Fee for Street <br />Improvements" (DFSI). Existing facility was previously used as a sports bar, which <br />is considered as "All Other Restaurant" use in the City of San Leandro's adopted Fee <br />Schedule and the DFSI fee rate is $13.05 per gross square -foot. Proposed use of <br />General Daycare (for children) is considered as "Personal Services" in the adopted <br />Fee Schedule, and the DFSI fee rate is $2.41 per gross square -foot. Therefore, no DFSI <br />will be assessed for the proposed project. <br />G. Applicant must provide a title report along with submittal for building permits. <br />H. Washington Avenue is in the City's adopted Underground Utility District Master <br />Plan. Submit valuation for the proposed work to calculate an estimated underground <br />utility fee that may be assessed for the project. The undergrounding overhead utility <br />conversion fee if assessed, will be due at the time of Building Permit issuance. This <br />fee is subject to change at the beginning of each fiscal year. <br />IV. BUILDING & SAFETY SERVICES DIVISION REQUIREMENTS <br />A. The proposed project shall comply with all Applicable Code and City ordinances, <br />policies and regulations. <br />B. The applicant shall request building permits to upgrade required infrastructure, as <br />required by the Building & Safety Division. Prior to issuance of said building permits, <br />the building permit application(s) and submitted plan(s) shall include the items below. <br />Additional items may be required at the discretion of the Building & Safety Services <br />Division: <br />1. Plans need to stamped by a licensed professional. <br />2.
