Preliminary Parcelization Plan <br />UFS will prepare a preliminary parcelization plan as part of the Alternatives that shows potential <br />changes to existing parcelization as a result of strategic development concepts. The preliminary <br />parcelization plan will be reviewed internally with the consultant team, with City staff and <br />Partners, and with Private Partners. <br />B. Preliminary Block and Streets Diagrams <br />UFS will prepare block and street diagrams as part of the Development Plan that show the <br />layout of the street grid and block dimensions overlaid on the Sub-area 1 base map. <br />C. Preliminary Landscape Plan <br />UFS will prepare a preliminary landscape plan that provides the locations of key public open <br />spaces, scale and program overlaid on the Development Plan area base map. This will include <br />initial ideas for reinforcing gateways, key gathering spaces, and the public realm network that <br />connects the Development Plan area. <br />D. Preliminary Parking and Curb Management Plan <br />UFS will prepare a parking and curb management plan, building off of work completed in <br />partnership with Arup in Task 4.3, that shows distribution and access, including loading zones <br />overlaid on the Development Plan area base map. A summary table will show parking, <br />proposed curb use and proposed management strategies per alternative. <br />E. Preliminary Land Uses and Development Capacity <br />UFS will provide illustrated land use plans for three preliminary alternatives overlaid on the <br />Development Plan area base map. The development capacity of each alternative will include <br />data about potential new development to better understand future capacity. <br /> <br />Information will be provided in an illustrative plan as well as tables that summarize: <br />● Land Use Program <br />● Building Heights <br />● Approximate area of new streets, open space areas, and plazas <br />● Approximate area of horizontal infrastructure improvement (percentage of the overall site <br />area for streets, landscaping, and infrastructure). Approximate areas of development by <br />land use <br />● Parking counts <br /> <br />Imagery from a digital massing model will also be used to show the relative scale of new <br />development.
