Page 37 of 65 Task 6: Alternatives Report and Evaluation Three development plan alternatives will be refined based on feedback from preliminary alternatives. Alternatives will be vetted by public and private partners then shared with the general public. A report and presentation will be generated to capture the process to share on the Development Plan website, at the online community meeting, and with decision makers. Input on alternatives will inform the preferred development plan. 6.1 Development Plan Alternatives UFS will lead the consultant team on developing Development Plan Alternatives. The following will be developed for each alternative: • Land Use and Parking Program Summary Table • Illustrative Site Plan • Land Use & Building Heights Plan • Circulation and Access Plan • Street Typology Plan • Blocks and Streets Diagrammatic Plan • Landscape & Stormwater Management Plan (showing scale of key public open spaces) • 3D Concept Massing Models (models will be overlaid on to aerial imagery to communicate context and connectivity to the larger neighborhood) • A Summary of Infrastructure Improvements • ROM/Relative Cost Estimate for Development & Infrastructure • Utilities Improvements Diagram • Conceptual Development Plan Phasing The City Team and partners will review the Development Plan Alternatives based on technical expertise and provide a red flag review before sharing it with Private Partners for evaluation. Deliverables: • Development Plan Alternatives Presentation 6.2 Evaluation of Development Plan Alternatives The consultant team will analyze each of the three Development Plan Alternatives using the Evaluation Tool developed in Task 4. The findings will be provided in a memo and will later be incorporated into a Report and Presentation.
