Examples include: <br />● Studio apartment rents have increased almost 30% <br />● One-bedroom units: 18% <br />● Two-bedroom units: 15% <br />● Three-bedroom units: 27% <br /> <br />Median Home Values <br />● The City’s median home value for single-family homes increased by 24%, from $624,900 in 2020 <br />to $772,700 in 2022 (2018-2022 ACS 5-year estimates, Table 25077). Please see Figure 1, City Map <br />of Median Home Value. <br />● The County’s median home value for single-family homes increased by 21%, from $825,300 in <br />2020 to $999,200 in 2022 (2018-2022 ACS 5-year estimates, Table 25077). <br /> <br />County’s Median Prices <br />● Historical Housing Data from the California Association of Realtors (CAR) reports: <br />● The median price for existing single-family homes rose by 43%, from $945,000 in February 2020 <br />to $1,350,000 in February 2022. <br />● As of February 2025, the median price for existing single-family homes remains at $1.3 million, <br />consistent with the prior year. <br />● As of February 2025, the median price for existing condos and townhouses has decreased by 4.8% <br />since last year. <br />City’s Median Prices <br />● As of February 2025, the median price for existing single-family homes decreased by 0.6% year- <br />to-date, from $875,250 to $870,000, indicating home prices are less expensive compared to the <br />same time last year. <br /> <br />Both the City and County have seen significant increases in median home values. Recently, the City's <br />median prices for single-family homes have slightly decreased. In contrast, the County's prices for single- <br />family homes have stabilized, and prices for condos and townhouses in the County have decreased. <br /> <br />● Top Housing Needs: affordable rental housing, senior housing, and rental assistance. <br />● Reasons Why Housing Options Are Limited: could not afford to pay for rent; not enough homes <br />available; low credit/poor history. <br />
