<br />LICENSE AGREEMENT <br />FOR SIDEWALK DINING <br />AT RIGHT-OF-WAY PROPERTY LOCATED SOUTH OF <br />APN 75-16-13 <br />300 W. ESTUDILLO AVE. <br /> <br />THIS LICENSE AGREEMENT (this “Agreement”) is entered into as of March <br />26, 2026 by and between Charcoals BBQ Grill (“Licensee”), and the City of San <br />Leandro, a California charter city and municipal corporation (“Licensor”). Licensor and <br />Licensee are hereinafter collectively referred to as the “Parties.” <br />RECITALS <br />A. Licensor is the owner of certain sidewalks and other public rights-of-way <br />located within the City of San Leandro. <br />B. Licensor is working to make public spaces in the downtown area of the City <br />of San Leandro more beautiful and engaging to attract additional business patrons and <br />visitors. <br />C. Licensor is the owner of a right of way to the South of the property located at <br />300 W. Estudillo Ave. (the “Licensed Premises”). <br />D. Licensee is the tenant of certain real property located at 300 W. Estudillo <br />Ave. adjoining the Premises and desires to utilize the Licensed Premises for outdoor <br />dining purposes. <br /> <br />E. The Licensed Premises offers a good location for fixed-location tables which <br />would further activate the Downtown through dining use and regular cleaning. Licensor <br />will install two fixed-location tables at the Licensed Premises. <br /> <br />F. Licensor desires to provide Licensee with a license for use of two fixed- <br />location tables for use by customers during normal business operation pursuant to the terms <br />outlined herein. <br />G. Licensor is willing to license the Licensed Premises to Licensee for the <br />purposes described above and in accordance with all terms and conditions of this <br />Agreement. <br />NOW, THEREFORE, for good and valuable consideration, the receipt and sufficiency <br />of which are hereby acknowledged, the Parties agree as follows: <br />1. License. Licensor hereby licenses the Licensed Premises to Licensee, in <br />accordance with the terms and conditions of this Agreement.
