OFFICE BUILDING AND <br />13,200 S.F. MECHANICS BUILDING ON LOTS D & E (LOTS WOULD BE MERGED) AT <br />1300 AND 1330 BUSINESS CENTER PLACE. ASSESSOR'S PARCEL NUMBERS 79A-591- <br />6 AND 11 ; NATIONAL CONSTRUCTION RENTALS (APPLICANT - IN CONTRACT TO <br />PURCHASE FROM PROPERTY OWNER); BA YSIDE BUSINESS CENTER LP (PROPERTY <br />OWNER); IG-PD INDUSTRIAL GENERAL, PLANNED DEVELOPMENT OVERLAY <br />DISTRICT. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />The applicant proposes to purchase lots D & E at Bayside Business Park to locate their <br />construction rental business. The business includes outdoor storage, which is not permitted or <br />conditionally permitted under the Planned Development approved with the industrial business <br />park. The applicant is requesting approval of a modification to the Planned Development to <br />include outdoor storage as a conditionally permitted use, and approval specifically of the outdoor <br />storage proposed as part of their business operations. In addition, Site Plan Review is required for <br />the two new buildings that are proposed. <br /> <br />At its February 22, 2007 meeting, the Planning Commission recommended approval of the <br />modification to the Planned Development to include outdoor storage as a conditionally permitted <br />use for Bayside Business Park, approval for the outdoor storage specific to the applicant, and site <br />plan review for the two new buildings. <br />
