Cooke, Principal E inee, rr~ r <br /> <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br /> <br />RESOLUTION INITIALLY ACCEPTING SUBDIVISION IMPROVEMENT WORK FOR <br />TRACT 7382; SUBDIVIDER: BA YSIDE BC, L.P. <br /> <br />Provides for initial acceptance of subdivision improvement work constructed by Bayside BC, <br />L.P., (subdivider) as part of the subdivision of a formerly vacant lot located at 2501 Davis Street <br />into nine (9) industrial parcels and releasing bonds for said work. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Staff recommends initial acceptance of the subdivision improvement work for the subject <br />proj ect. <br /> <br />BACKGROUND <br /> <br />The Vesting Tentative Map for Tract 7382 was approved by the City Council on November 4, <br />2002 by Resolution No. 2002-69. On March 17, 2003, the City Council approved the Final Map <br />for Tract 7382, an industrial development project consisting of nine parcels. The subdivider <br />entered into a Subdivision Improvement Agreement with the City on March 17, 2003 to <br />guarantee construction of the public and private improvements detailed below. <br /> <br />Public Improvements <br /> <br />Public improvements required for this project included the construction of sanitary sewer, storm <br />drain, street lighting, water line, street pavement, curb, gutter, and sidewalk. In addition, the <br />developer was required to construct off-site improvements including a sanitary sewer line, storm <br />drain, widening of Davis Street, and curb, gutter, and sidewalk along the project frontage. All of <br />the improvements were constructed to City standards. <br /> <br />Private Improvements <br /> <br />Private improvements required for this project included the construction of a private street <br />system with street lighting, storm drainage, and a sanitary sewer system. All of the on-site <br />improvements for the project, including the streets, sewer and storm drains, will be maintained <br />by the property owner's association and the respective utility companies and/or districts.
