Cooke, Principal Engine r V12~ U <br />SUBJECT PROJECT/PROJECT DESCRIPTIb~llJ'! <br /> <br /> <br />RESOLUTION INITIALLY ACCEPTING SUBDIVISION IMPROVEMENT WORK FOR <br />TRACT 7452 LOCATED AT 1057 MACARTHUR BOULEVARD; DEVELOPER: <br />HENNIGAN CONSTRUCTION, INC. <br /> <br />Provides for initial acceptance of subdivision improvement work constructed by Hennigan <br />Construction, Inc., (subdivider) for a development project with nine (9) detached single-family <br />homes and one (1) retail parcel and releasing bonds for said work. <br /> <br />SUMMARY AND RECOMMENDATION <br /> <br />Staff recommends initial acceptance of the subdivision improvement work for the subject <br />proj ect. <br /> <br />BACKGROUND <br /> <br />The Vesting Tentative Map for Tract 7452 was approved by the City Council on May 5, 2003. <br />On April 4, 2005, the City Council approved the Final Map for Tract 7452, consisting of nine <br />detached single-family homes and one retail parcel. The subdivider entered into a Subdivision <br />Improvement Agreement with the City on April 4, 2005 to guarantee construction of the public <br />and private improvements as detailed below. <br /> <br />. In compliance with the approved Improvement Plans and the Subdivision Improvement <br />Agreement, the subdivider constructed private improvements such as storm sewers, storm <br />water treatment facilities, sanitary sewers, parking spaces, and drive aisles, as well as public <br />improvements consisting of approximately 300 feet of storm sewer and an outfall structure at <br />San Leandro creek <br />. All of the improvements were constructed to City standards and within the time limits as <br />specified in the Subdivision Improvement Agreement <br />
