Update on TOD Strategy <br />Hanson Hom reported that the market assessment of the Downtown/TOD Study Area was <br />presented to the TOD Community Advisory Committee on Apri125, 2006. The next phase is <br />to work with the consultant to draft development scenarios. Kathleen Livermore announced <br />a field trip to visit mixed use TOD developments with a focus on peninsula cities scheduled <br />for May 20, 2006. A community workshop is scheduled for June 3Td from 9 a.m. to 3 p.m. to <br />obtain feed back on the report. Information about the community workshop will be placed <br />on the City's website. Additionally, the City will develop and mail flyers, distribute a press <br />release and place two City Corner advertisements in the local newspaper. <br />2. Discussion Regarding Significant Pending Development Applications: Planned <br />Development/Tentative Map (1537 Hays Street) <br />Hanson Hom explained that amulti-unit residential development is being proposed for 1537 <br />Hays Street and that it is scheduled for Planning Commission review on June 8, 2006. <br />Residents of the Garden Terrace condominiums, who have expressed concerns regarding <br />reduced lighting and blocked views, will have an opportunity to speak at the Commission <br />meeting. <br />Elmer Penaranda reported that the developer, David Langon, is proposing six units on the <br />15,000 square foot site. Each unit would be a three-story building. The parcel is zoned <br />multi-family and allows up to eight units on the site. Current zoning also allows for a <br />
