Cooke Princi al En in er <br />p g <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br />RESOLUTION INITIALLY ACCEPTING SUBDIVISION IMPROVEMENT WORK FOR <br />TRACT 7497 AT 915 LEWELLING BOULEVARD; DEVELOPER: DIVERSIFIED <br />DEVELOPERS, INC. <br />SUMMARY AND RECOMMENDATION <br />Provides for initial acceptance of subdivision improvement work constructed by Diversified <br />Developers, Inc. for six townhouse units. <br />Staff recommends initial acceptance of the subdivision improvement work for Tract 7497 at 915 <br />Lewelling Boulevard by Diversified Developers, Inc. <br />BACKGROUND <br />On September 7, 2004 by Resolution No. 2004-129, the City Council approved a Vesting <br />Tentative Map for Tract 7497, a residential development project with six townhouse units on a <br />vacant parcel at 915 Lewelling Boulevard. On July 17, 2006 by Resolution No. 2006-087, the <br />City Council approved the Final Map for Tract 7497 and entered into a subdivision improvement <br />agreement with the subdivider to guarantee construction of the public and private improvements. <br />The improvements included construction of curb, gutter, and sidewalk (in compliance with the <br />approved Improvement Plans and the Subdivision Improvement Agreement for the project). All <br />of the improvements were constructed to City standards and within the time limits as specified in <br />the Subdivision Improvement Agreement. <br />Analysis <br />The subdivider has submitted the required maintenance security and insurance to guarantee that <br />any defective work will be repaired or reconstructed during the required one-year warranty <br />period that will begin September 2, 2008. <br />The resolution accepting the improvements authorizes the City Manager to release the <br />maintenance security following completion of any necessary repairs that become evident during <br />Jo ermanis <br />Ci nager <br />the warranty period. <br />
