Cooke, Principal Engin r _- %~~ <br />SUBJECT PROJECT/PROJECT DESCRIPTION: <br />RESOLUTION INITIALLY ACCEPTING SUBDIVISION IMPROVEMENT WORK FOR <br />TRACT 7810 AT 1537 HAYS STREET; ASSESSOR'S PARCEL NO. 075-0012-007, <br />OWNERS: DAVID LANGON AND KATHY LANGON, DEVELOPER: ARBOR PLACE <br />PARTNERS, LLC. <br />SUMMARY AND RECOMMENDATION <br />This Resolution provides for the initial acceptance and subsequent release of the Maintenance <br />Bond for subdivision improvement work constructed by Arbor Place Partners, LLC for six <br />detached single family residences. <br />Staff recommends initial acceptance of the subdivision improvement work for Tract 7810 at <br />1537 Hays Street by Arbor Place Partners, LLC. <br />BACKGROUND <br />On September 5, 2006, by Resolution No. 2006-099, the City Council approved a Vesting <br />Tentative Map for Tract 7810, a residential development project with six detached single family <br />residences at 1537 Hays Street on a parcel that contained a single family home. <br />On September 4, 2007, by Resolution No. 2007-118, the City Council approved the Final Map <br />for Tract 7810 and entered into a Subdivision Improvement Agreement with the developer to <br />guarantee construction of the public and private improvements. The improvements included the <br />construction of curb, gutter, and sidewalk in compliance with the approved Improvement Plans <br />and the Subdivision Improvement Agreement for the project. All of the improvements were <br />constructed to City standards and within the time limits as specified in the Subdivision <br />Improvement Agreement. <br />Analysis <br />_ _--;~~ <br />Stephen L. Hollister <br />Interim City Manager <br />The developer has submitted the required maintenance security and insurance to guarantee that <br />any defective work will be repaired or reconstructed during the required one-year warranty <br />period that will begin November 17, 2008. <br />
