Hollister <br />City Manager <br />RESOLUTION ACCEPTING AN EMERGENCY VEHICLE ACCESS EASEMENT (EVAE) <br />ACROSS PARCEL B OF PARCEL MAP 9600, MORE COMMONLY KNOWN AS 1991 <br />FAIRWAY DRIVE, APN 077A-0646-034. <br />SUMMARY AND RECOMMENDATION <br />Staff recommends the adoption of a resolution for the acceptance of an Emergency Vehicle <br />Access Easement (EVAE) across Parcel B of Parcel Map 9600, more commonly known as 1991 <br />Fairway Drive, APN 077A-0646-034. <br />BACKGROUND <br />Analysis <br />On December 12, 2007, Parcel Map 9600 was recorded to subdivide a 17.6-acre parcel at 1991 <br />Fairway Drive, which is located approximately 200 feet east of Menlo Street on the north side of <br />Fairway Drive. At that time, the only structure on this property was a large warehouse that <br />occupied the eastern portion of the parcel, but the westerly third of the lot was undeveloped. <br />This parcel was subdivided into Parcel A and Parcel B as shown on Parcel Map 9600. Parcel A <br />is 14.2 acres in size and contains the pre-existing warehouse structure. Parcel B consists of 3.4 <br />acres on which a new commercial warehouse building was built. <br />Parcel B was purchased and developed by Fairway San Leandro L.L.C., which constructed a <br />56,000 square foot warehouse building on this property. As a condition of building permit <br />issuance, the Alameda County Fire Department requested that an EVAE be granted to the City <br />across Parcel B. This would ensure that response vehicles will have an accessible pathway <br />
