Collier, Hesseltine, Ness, Pretto, Reed, <br /> (Absent: Dlugosh) <br /> Board of Zoning Adjustmentss: <br /> Landt, Mattoon, Sidari , (Absent: Davini , Meyers, Van <br /> Tuyle, Wiliburn) <br /> The Mayor convened the joint work session at 7:00 P.M. <br /> Presentation Overview <br /> Introductory comments were made by Mayor Karp and Bill Rugg, Development <br /> Director. Mr. Rugg emphasized that the proposed plan is not a `specific plan' <br /> as such is defined in State planning law and that it is to be used to guide <br /> future development as an extension of the already established redevelopment plan. <br /> Copies of the draft plan dated October 1991 were made available to the public. <br /> Kerry O'Banion of ELS Architects, the contractor responsible for preparing the <br /> plan, presented and explained the document. He commented that the plan is <br /> advisory and would serve as a guide to the staff, City Council , Planning <br /> Commission and Agency when reviewing proposed development projects. <br /> Public Comment/Responses <br /> Keith Johnson of Peralta Creek Tower inquired about the extensive reference to <br /> office use in the plan and the current high office vacancy rates, and suggested <br /> other uses also be considered. Mr. O'Banion responded that office vacancy is <br /> cyclical and that the suitability of the Corporation Yard site for office use <br /> will be tested in the market place when the site is offered for development. <br /> Jim Swick of Estudillo Surgery Center expressed interest in the availability and <br /> developable area of Agency-owned property at 1001 Davis Street. <br />
