<br />Very Low Income Households, the amount of the Density Bonus as defined in <br />Section 6-3102 shall be increased by 2.5 percent, up to a maximum of35 percent; <br /> <br />C. Senior Citizen Housing as defined in Section 6-3102; or <br /> <br />D. At least 10 percent of the total units in a common interest development as defined <br />in California Civil Code Section 1351 for Moderate Income Households, provided <br />that all units in the development are offered to the public for purchase. For each 1 <br />percent over 10 percent in the number of Target Units in the common interest <br />development affordable to Moderate Income Households, the amount of the <br />Density Bonus as defined in Section 6-3102 shall be increased by 1 percent, up to <br />a maximum of 3 5 percent <br /> <br />When calculating the number of permitted Density Bonus Units, any fractions of units shall be <br />rounded to the next highest number. An applicant may elect to receive a Density Bonus that is <br />less than the amount required by this Section. An applicant must state in its application which of <br />the density bonuses set forth above is being sought. <br /> <br />In determining the number of Target Units required to comply with this Section, the Maximum <br />Residential Density shall be multiplied by .05, where Very Low Income Households are targeted, <br />by .10 where Lower Income Households are targeted, or by .10 where moderate income <br />households in common interest developments are targeted. The Density Bonus Units shall not be <br />included when determining the total number of Target Units in the Housing Development. <br />When calculating the required number of Target Units, any resulting decimal fraction shall be <br />rounded to the next larger integer. <br /> <br />In cases where a smaller density increase is requested, no reduction will be allowed in the <br />number of Target Units required. In cases where a density increase of more than the amount <br />required by this Section is requested, the requested density increase, if granted, may be <br />considered a Concession or Incentive, as outlined in Section 6-3108 of this Article. <br /> <br />6-3106 <br /> <br />Development Standards <br /> <br />Target Units shall be constructed concurrently with Non-Restricted Units unless both the City <br />and the developer/applicant agree within the Density Bonus Housing Agreement to an alternative <br />schedule for development. <br /> <br />Target Units shall remain restricted and affordable to the designated group for a period of 55 <br />years for rental units or 45 years for for-sale units. <br /> <br />In determining the maximum Affordable Rent or Affordable Sales Price of Target Units the <br />following household and unit size assumptions shall be used, unless the Housing Development is <br />subject to different assumptions imposed by other governmental regulations: <br /> <br />Type of Unit <br />SRO (residential hotel) unit <br /> <br />Household Size <br />75% of 1 person <br /> <br />ORDINANCE NO. 2006-010 <br /> <br />5 <br />
