<br />The need for Concessions or Incentives will vary for different Housing Developments. <br />Therefore, the allocation of Concessions and Incentives shall be determined on a case-by-case <br />basis. The Concession or Incentive may include, but is not limited to, any of the following: <br /> <br />A. A reduction of site development standards or a modification of zoning code or <br />architectural design requirements that exceed the minimum building standards <br />provided in Part 2.5 (commencing with Section 18901) of Division 13 of the <br />California Health and Safety Code and that results in identifiable, financially <br />sufficient and actual cost reductions. These may include, but are not limited to, <br />one or more of the following: <br /> <br />1. Reduced minimum lot sizes and/or dimensions. <br />2. Reduced minimum lot setbacks. <br />3. Reduced minimum outdoor and/or private outdoor living area. <br />4. Increased maximum lot coverage. <br />5. Increased maximum building height and/or stories. <br />6. Reduced on-site parking standards, including the number or size of spaces <br />and garage requirements. <br />7. Reduced minimum building separation requirements. <br />8. Reduced street standards, e.g., reduced minimum street widths. <br /> <br />B. Approval of mixed-use zoning in conjunction with the Housing Development; <br /> <br />C. Other regulatory incentives or concessions proposed by the developer or the City <br />which result in identifiable cost reductions or avoidance; <br /> <br />D. A Density Bonus of greater than the amount required by this Article; <br /> <br />E. Deferred planning, plan check, construction permit, and/or development impact <br />fees (e.g., capital facilities, park, or traffic fees); or <br /> <br />F. Direct financial aid (e.g., redevelopment set-aside, Community Development <br />Block Grant funding) in the form of a loan or a grant to subsidize or provide low <br />interest financing for on or off site improvements, land or construction costs. <br /> <br />The City may offer an Equivalent Financial Incentive in lieu of granting a Density Bonus, a <br />Concession or Incentive, or both. The value of the Equivalent Financial Incentive shall equal at <br />least the land cost per dwelling unit savings that would result from a Density Bonus and must <br />contribute significantly to the economic feasibility of providing the Target Units pursuant to this <br />Article. <br /> <br />For projects that qualify under California Government Code Section 65915(d), upon the specific <br />request of the development the City may grant more than one Concession or Incentive. <br /> <br />ORDINANCE NO. 2006-010 <br /> <br />7 <br />
