<br />1. 7 Definition of Study Area <br />Based on these initial findings, a precise study area boundary will be discussed with Staff and <br />defined. <br /> <br />1.8 Existing Conditions Report <br />The BMS Team will summarize findings from field surveys and other research in an Existing <br />Conditions Report with supporting maps and diagrams. This will include review of previous <br />physical plans and surveys, transportation and traffic plans, economic reports, technical data, and <br />development plans for Downtown and surrounding neighborhoods. <br /> <br />The report will cover the project area's existing land uses, urban form, parking supply, traffic <br />conditions, transit service and patronage, access and circulation, infrastructure conditions and <br />public facilities; essential data about key opportunity sites in the project area for future transit- <br />oriented development; the options being considered by AC Transit for Bus Rapid Transit and/or <br />Rapid Bus in San Leandro; and proposed or planned infrastructure and land use development <br />projects in the project area. The report will be aimed at a broad audience consisting of staff and <br />officials at the City and at other agencies, the City Council-appointed citizens' advisory <br />committee, and the larger interested public; it will be clearly written for a non-professional <br />planning audience and it will be attractively presented, with maps and other visual aids as <br />appropriate. <br /> <br />The Report will be prepared as a draft for review by City staff as well as the CAC. Following the <br />review period, a final Report will be prepared. <br /> <br />1.9 CAC Meeting 2 -Review Existing Conditions <br />At this meeting of the CAC, the findings of the Existing Conditions Report will be presented as a <br />draft. The presentation by the BMS Team will focus on the Report and will also feature an <br />opportunity for feedback to be integrated with the Final Existing Conditions Report. <br /> <br />Deliverables: Existing Conditions Report <br /> <br />Meetings CAe #1 - Kick-off (not in scope) <br />CAC #2 - Review Existing Conditions <br /> <br />TASK 2: MARKET DEMAND ANALYSIS <br /> <br />An analysis of the market potentials in Downtown San Leandro will be vital to guiding the <br />Strategy.
