<br />1. Trellis feature on the back of the homes <br />Build trellis over rear yards facing Garden Terrace to minimize potential view of <br />back yard. <br /> <br />2. Fonnation ofHOA at 1537 Havs Street <br />After review, a 6 unit project is too small to maintain a HOA. It will add unnecessary <br />monthly dues/expenses to new owners. Also, there is no common area in the project <br />to maintain. CC&R's and Road Maintenance Agreement will be in place to govern <br />owners. HOA would also increase liability insurance premiums substantially. HOA's <br />also increase exposure to future lawsuits against Builders and are typically avoided on <br />smaller projects when there is no common area to maintain. <br /> <br />3. StOry Poles <br />We will install Story Poles by 8/18/06 although we feel this should have been <br />addressed through Planning Commission. I don't think anyone thought Story Poles <br />would be necessary since current zoning allows one mass building up to 50' in height. <br />Our proposed 3rd floor top wall plates will be at 28' ~ almost Y2 of what current zoning <br />would allow. <br /> <br />4. Relocate Existing Home <br />We are willing to give existing home away at no expense to Langon Homes providing <br />house is gone by October 1,2006. We have contacted Milton Gridley and he is <br />researching the possibility of moving the home. If we cannot move the home, our <br />plan is to de-construct existing home and to recycle and reuse as much as possible. <br /> <br />5. Construction-related dust <br />We are willing to pay for a service to clean windows for 9 units facing our property <br />and power wash this side ofthe building which Garden Terrace HOA will hire and <br />Langon Homes will reimburse. Langon Homes will not be held liable for any <br />damages, water intrusion, etc. We will require a hold hannless agreement from HOA <br />of Garden Terrace. <br />
