Increase rear yards for the 3 homes on the south side of the site (next to Garden <br />Terrace) <br />We are willing to move units 2 Yz feet further away from Garden Terrace to create <br />more separation. All plans and massing studies for presentation will reflect new set <br />back. <br /> <br />7. Opaque windows on upper floors or rear elevation <br />We propose to install opaque type glass on 2nd and 3rd floor rear windows of proposed <br />project facing Garden Terrace, providing that glass will meet lighting and ventilation <br />requirements of building code. We will work with the building department on this <br />issue. If opaque glass does not meet code, as an alternative, Langon Homes is willing <br />to have all new blinds installed for 9 owners of units at Garden Terrace on the <br />windows facing our proposed project. <br /> <br />8. Relocate 2 guest parking spaces <br />We are unable to relocate parking from the rear of the property to in between units as <br />proposed. This would create a mass of concrete by eliminating 4 proposed street trees <br />and landscaping and also this configuration allows glare from headlights into lower <br />windows when guest parking is used. There would be 14' between buildings with a <br />9' - 10' wide parking spot with 6" curb on either side from wall to parking on both <br />sides ~ too tight and not practical. <br /> <br />9. Garden Terrace window placement <br />We are having the Architect confirm the location and will submit revised plan if not <br />correct. <br /> <br />10. Privacy issue brought UP at the meeting. but not addressed in your minutes. <br />We will plant trees along rear yards facing Garden Terrace to help mitigate privacy <br />issues working with Garden Terrace HOA for placement and species oftrees. <br />
