<br />second floor, and approximately 498 square feet in the top floor). The ground floor of each unit <br />would have an entry area comprising 266 square feet next to an attached two-car garage <br />(approximately 400 square feet). The second floor will have the living room, kitchen, one <br />bedroom and bath room. The third floor will contain two bedrooms and two bathrooms, one of <br />which is designated as the master bedroom and would include a walk-in closet. The third floor <br />would also have a small laundry room in a closet, at the top of the stairway, in an area labeled as <br />the "tech room." <br /> <br />Setbacks and Yards <br /> <br />The residential units located along the front would maintain a 15- foot front setback from the <br />Hays Street right-of-way line, and lO-foot setbacks from the northerly and southerly interior <br />property lines (see Exhibit C - Site Plan). The two-foot cantilever formerly proposed on the third <br />floor, at the rear of each unit has been deleted so that the homes maintain a continual 10 foot <br />setback from the north and south property lines. The two units at the rear wouid maintain a 24- <br />foot setback from the westerly (rear) property line. The separation between the units would be <br />nine feet. <br /> <br />Private Yards <br /> <br />Private yard areas are intended for the units in the 10 foot setback. The proposal includes <br />additional fencing for the units closest to Hays Street which would be located in the front yard <br />setback. The intent is to provide additional private or semi-private yards for these two units. <br /> <br />Parking <br /> <br />In addition to the two parking spaces in the garage for each unit, there would be four more off- <br />street parking spaces at the rear of the site for visitors. This is a total of 16 off-street parking <br />spaces, a ratio of 2.67 parking spaces per unit, where two covered spaces are required for single- <br />family development. No parking would be pennitted along the private driveway. <br /> <br />Elevations <br /> <br />The exterior elevations include cement plaster (stucco), wood siding and composition shingle <br />roofs. The architecture includes varying wall planes, individual base colors appointed to each of <br />the six units and the varying roof lines. Although the elevations show only four of the six units <br />(1, 3, 4 and 6) having a small balcony on the second floor of the front elevation facing the <br />interior of the project, the applicant proposes to construct a small balcony on the second floor on <br />all the units, facing the interior driveway. In addition, the cantilever shown on the third floor <br />shown on the top elevation of Exhibit A ~ Title Page with Detailed Elevations should be <br />disregarded. The cantilever is not proposed. Exhibit E was corrected and accurately depicts the <br />elevation without the cantilever at the rear. Exhibit A was not corrected. The windows would be <br />hung and have simulated mullion divisions. All windows would have raised trim.
