<br />EXHIBIT A <br /> <br />SCOPE OF SERVICES <br /> <br />1.0 PROJECT DESCRIPTION <br />The City of San Leandro would like to build a new Senior /Community Center for use by <br />residents at 14889 East 14(h Avenue. The project will be constructed in two phases. Phase 1 will <br />include re-alignrnent of the existing drive aisle, a new traffic signal on East 14th Street (a state <br />highway), a new approximately 66,000 sfparking lot north of the drive aisle, and approximately <br />300 If of frontage improvements within the State right of way. Phase 2 will include construction <br />of a 20,000 sf new building and site work including a new parking lot on the 69,000 sf site that is <br />south of the new drive aisle. A budget for construction has been established at $1,800,000.00 for <br />Phase 1 and $10,000,000.00 for Phase 2 including site work, furniture, computers, equipment, <br />contingency, and escalation, but excluding permits, inspection, land acquisition, building <br />demolition, soil remediation, design, and project management. Phase 2 of this project shall be <br />designed to meet LEED accreditation criteria marked as yes or possible (?) in exhibit A-3. <br /> <br />A previous consulting contract has resulted in a conceptual design and site selection for this <br />project. <br />This contract is for consulting services to develop the design and produce construction <br />documents. The Consultant's Services will include architectural, civil, structural, mechanical, <br />electrical engineering services and landscape architectural services. The services will include a <br />lighting consultant, renderer, site surveyor and food service consultant. <br /> <br />Work shall be as required to deliver the above items and as outlined below. <br /> <br />1.1 CITY'S RESPONSIBILITIES <br />The City shall furnish certain services and materials to the Consultant for the Project as listed below. <br />The Consultant shall be entitled to rely upon the accuracy and completeness of all City-furnished <br />services, information, surveys and reports. Consultant shall review information provided by the <br />City for the completeness necessary to the performance ofthe herein described work. <br /> <br />1.1 The City shall provide the services of geotechnical engineers during design and <br />construction when the Consultant requests such services. Such services may include <br />but are not limited to test borings, test pits, determinations of allowable soil bearing <br />values, evaluations of geological hazards, evaluations of hazardous materials, <br />ground corrosion and resistivity tests, including necessary operations for anticipating <br />sub-soil conditions, with reports and appropriate professional recommendations. <br />1.3 Other existing information and documentation about the site and Project that will <br />assist the Consultant in development ofthe contract documents. <br />1.4 City shall provide demolition of existing buildings located north of drive aisle. <br />Floor slabs and foundations to be left in place. <br />1.5 It is acknowledged that the project is to be designed within the specified project <br />budget and that certain desired project features or design strategies intended to <br />achieve LEED credits will have cost impacts that will have to be weighed by the <br />City against other project costs and goals.
