<br />directives from the City may impact the target LEED goal. It is further <br />acknowledged that the construction contractor has significant responsibilities in <br />the Project in meeting the LEED goal and that the Consultant will have no <br />contractual relationship to the construction contractor and will not be responsible <br />for the actual performance of the construction contractor. <br /> <br />2.0 SCOPE OF WORK - Basic Services <br />The Consultant's Services consist ofthose described herein and include normal civil, structural, <br />mechanical and electrical engineering services and normal landscape architecture services. <br /> <br />2.1 Project Initiation <br />2.1.1 The consultant shall prepare and refine project management tools: including work <br />plan, participation plan, project directory, and the project schedule. <br />2.1.2 The Consultant shall prepare a site survey for the site, which shall include a <br />topographic survey, showing existing site information and site utilities. <br />2.1.3 The Consultant shall conduct and facilitate an Integrated Design Workshop <br />(IDW) that includes members of the Consultant Team and City Representatives. <br />In the IDW, potential design strategies that will provide a sustainable building <br />design will be discussed. Potential project features that could achieve LEED <br />Green Building Rating System credits will be identified to address design <br />strategies to meet sustainable design and other project goals. Contemplated credits <br />are listed in Exhibit A-3. <br />2.1.4 The Consultant shall develop the project LEED matrix based on direction <br />received from the Integrated Design Workshop. <br /> <br />Meetings: One Integrated Design Workshop with City and Project <br />Consultants. <br /> <br />Deliverables: Integrated Design Workshop Report, project directory, project <br />schedule, site survey (hard and electronic copy), LEED matrix <br /> <br />2.2 Schematic Design <br />2.2.1 Based on the existing approved Conceptual Plan, the Consultant shall prepare a <br />maximum of two alternative approaches to the building and site design for the <br />City's review. <br />2.2.2 Based upon the selected design, the Consultant shall develop Schematic Design <br />drawings and other documents describing the general character and scale of the <br />Project. <br />2.2.3 The Consultant shall prepare for approval by the City, Schematic Site Design <br />documents consisting of drawings and other documentation to fix and describe the <br />size and character of the Project Site as to civil, landscape, architectural, and <br />electrical systems, materials and such elements as may be appropriate to establish <br />the basis of the work to be completed in Phase 1- Design. <br />2.2.4 The Consultant shall establish approaches to structural, mechanical, electrical, <br />civil, and lighting systems for the building. <br /> <br />Senior Center <br />Project No. 210-18-116 <br />COBG - Rev. 3/15/04 <br /> <br />2/6/06 <br />Page 16 of39 <br />
