<br />MINUTES NO. 89-22 <br /> <br />Page 2 of 7 <br /> <br />November 9, 1989 <br /> <br />Lanaon: Explained the homes would be up-scale, executive homes of about 2500 <br />to 3500 square feet in the price range of approximately $550,000. They would <br />be fenced and landscaped and would definitely enhance the area. <br /> <br />Dluaosh: Asked Mr. Langon, with reference to Conditions H and I, would his <br />desire be to keep Lot 9 as originally designed. <br /> <br />Lanaon: Stated he was afraid the open area would be used for dumping trash if <br />left outside of the property owners control. <br /> <br />Oluaosh: Asked how potential fire hazards would be handled since there would <br />be no readily available access to this rear section of the lot by fire equipment <br />especially in light of the fact this area may not be maintained in a weed free <br />condition. <br /> <br />Lanoon: Suggested requiring a fire sprinkler system. Stated he felt people <br />who would be buying this high a caliber of home would not have a problem <br />maintaining the property, but instead, problems would arise from common <br />ownership. <br /> <br />Dlugosh: Stated that the slides show a significant incline to the property and <br />it would be difficult to maintain landscaping. The owner could potentially fence <br />off the rear section of his property and this could pose a fire hazard. <br /> <br />Lanaon: The majority of the slope is rock and would not be a weed problem. <br /> <br />Oluaosh: Asked to see the slides again. <br /> <br />Pretto: Asked about Paragraph 4 of the Geotechnical Report. What is the effect <br />of that observation with respect to the conditions attached with City Engineer's <br />Report? What effect will this have on the development? <br /> <br />Lanoon: Answered, it doesn't have any impact. The City requested we retain a <br />consultant. <br /> <br />Patton: The City's technical consultant says that the problem is subsurface <br />drainage. The borings in the report went to a depth of 20 feet. The City <br />Engineer will have to determine what depth of boring is adequate prior to issuing <br />building permits. <br /> <br />Nelson: The soil engineer is aware of potential problems and has not completed <br />all the study and review necessary to make a final determination. There will <br />be a lot more study and review. Each individual lot will need to have the <br />approval of the soil engineer. It appears at this point that the project is <br />feasible, but more study will be done. <br /> <br />ODen The Public Hearina: <br /> <br />Harrv Robinson. 2435 Marine View Dr.: Expressed his concern about a fire hazard. <br />He is concerned about drainage and how the site will be graded.
