Wants <br />to be sure the project is developed properly. <br /> <br />Fred Clark. 1761 Vista Grand Drive: Stated his primary concern is not the <br />potential fire hazard, but how the hillside will be graded and cited the problems <br />with the hospital in the area. Asked if the City will guarantee that there will <br />be no problems in the future. <br /> <br />~ The City will review the plans and require that they be prepared by a <br />civil engineer and soil engineer registered in the State of California. They <br />and the developer will take responsibility, but it cannot be guaranteed 100%. <br /> <br />Clark: Can you estimate the amount of grading? <br /> <br />Vitz: The Tentative Map shows future concepts and the City Engineer can show <br />you how that relates to your property. Lot 9 is behind most of those homes. <br />Staff is recommending the home on Lot 9 be shifted forward closer to the cu1- <br />de-sac to eliminate a long and steep driveway and also to reduce the extent to <br />which the hillside will have to be cut and bring the pad down to a lower <br />elevation. The exact amount of cut and fill will need close observation. <br /> <br />Clark: Moving the house on Lot 9 closer to 10, 11 and 12 will require more <br />cutting into the hillside. <br /> <br />Vitz: May require more cutting into the hillside, but less for the driveway. <br /> <br />Clark: Lot 9 is close to a more level spot. It would require less cutting where <br />it is planned now than if it is moved closer to Lot 10. <br /> <br />~ Asked the City Engineer to explain. <br /> <br />Nelson: Explained that the grading would not be that different. There would <br />be approximately 40 to 50 feet behind the house to the top of the hill. <br /> <br />Walt Bo1eskv. 1784 Vista Grand: Sta.ted he attended a meeting with Alameda County <br />regarding a proposed development at Marie and Darius Way. Asked if the Board <br />was aware of those plans. <br /> <br />LJ. Chin. 2768 Darius Way: Stated he is concerned that if the project is <br />started during the rainy season, trucks will track mud onto Darius Way. This <br />is what occurred last summer when the engineers were at the site. They left mud <br />on the street which the neighbors had to clean. <br /> <br />Reed: We could add a condition that the developer must keep the area clean. <br /> <br />Patton: That issue is addressed under Condit i on 7 wh i ch states the project <br />grading shall be limited to the dry construction season, defined as May 1 to <br />September 15. <br /> <br />Reed: We should add a condition that the developer not dirty the streets. <br />
