For example, a <br />single-family unit and a duplex would need two covered parking spaces for each of the <br />units and tandem parking would not be allowed. With larger homes, one additional <br />parking space (which could be uncovered) would be required for residences greater than <br />4,000 square feet or with more than four bedrooms. <br /> <br />. Residential Condominium Conversions <br /> <br />A Conditional Use Permit would no longer be required and, in its place, administrative <br />review would be perfonncd by the Zoning Enforcement Official. <br /> <br />These amendments were scheduled to be brought before the Planning Commission next week <br />and the Board's comments would be incorporated into the staff report. Planning Commission's <br />recommendations should be ready for review by City Council sometime in January-February. <br />All homeowners associations had been notified, but no comments had been received. <br /> <br />Member Eliason asked if the Floor Area Ratio was gross floor area or conditioned space. <br /> <br />J'lanning Manager Pollart replied that it was gross floor area. <br /> <br />Vice Chair Goldt asked for clarification on the RO parking. <br /> <br />Planning Manager Pollart stated that, currently, a single-family residence in the RO required <br />two spaces that could be either uncovered or in tandem. The proposal would require two <br />covered, non-tandem spaces per unit. A two-family residence in the RO currently required three <br />parking spaces per duplex. <br /> <br />Vice Chair Goldt wanted clarification concerning thc garage space, <br /> <br />Planning Manager Poll art statcd that each unit could have up to a 500 square foot garage. The <br />garage was not calculated for the FAR. However, the garage was included in the lot coverage, <br />which was currently 33.3 percent. <br /> <br />Chair Raposo asked the Board its opinion about reviewing any home 4,000 square feet or over. <br /> <br />The Board Members chose to wait until after the public comments before making its comments. <br /> <br />Chair Raposo opened the public hearing. <br /> <br />Motion to Close the Public Hearing <br />(Eliason/Marr; 5 Ayes, 0 Noes, 2 Absent-Chin, Sidari) <br /> <br />Member Eliason had the following comments: <br /> <br />.
