<br />campaign, FOR LEASE & COMING SOON signage, street pole banner, temporary <br />window banner, identity "wallpaper" for vacant windows, and related guerilla <br />marketinglbuzz marketing direct mail pieces. Visual component designs such as the FOR <br />LEASE, COMING SOON and identity "wallpaper" will be made available to the <br />property owners and retailers during the Warkshops, along with a list of production <br />resource vendors. <br />7. Marketing Outreach Budget and Plan: Development of a Marketing Outreach <br />Implementation Budget and Plan ("Budget Plan") providing two cost scenarios. The <br />Budget Plan will strategize implementation methods of the outreach to the quality tenants <br />that the City and property owners desire. The Budget Plan considers that retail <br />businesses will have the opportunity presented to them - not merely a notice that there is <br />space available. The goal of the Marketing Outreach implementation strategies <br />recommended by MSPS is to provide prospective tenants with a clear understanding of <br />the opportunity, creating interest in the available retail space. <br /> <br />Retail Zonin2: Code: <br />Components of Retail Zoning are often misunderstood and proactive representation of the goals <br />and intent contribute toward successful Code modifications. The City of San Leandro is <br />contracting separately with another film to implement a revised City of San Leandro zoning <br />code. MSPS will review and provide written comments on the drafted zoning text for the <br />downtown core and will participate in up to four mectings with City staff and other individuals, <br />as selected by the City, to discuss issues relating to thc Retail Zoning Code for Downtown. <br /> <br />To implement this portion of the scope ofwark, the City of San Leandro will first provide MSPS <br />with one complete hard copy of the General Plan and copies of all appropriate zoning <br />documentation. The City of San Leandro will prepare the final zoning text documents and fulfill <br />any CEQA requirements. <br /> <br />Retailer and Property Owner Workshops: <br />Main Street Property Services ("MSPS") will conduct a total offour 1.5 hour workshops, for the <br />San Leandro Downtown vested interests which includes the property owners and the ground <br />floor businesses. This scope of work includes the following: <br />1. Database: MSPS will compile one complete database of Downtown San Leandro <br />property owners and retailers including parcel number, property owner name, property <br />owner contact address, phone number & email, Retailer business name, business owner <br />name, business owner contact address, phone number and email. To assist with the <br />development of the database, the City of San Leandro will provide MSPS with a current <br />copy of the tax roll Assessors parcel information for each Downtown San Leandro parcel <br />and all information available on the ground floor retailer/business. <br />2. Invitation: MSPS will design and implement the development of the printed invitation <br />and will distribute the invitations to the Workshops and track RSVPs. <br />3. MSPS will develop the four meeting agendas most appropriate for Downtown San <br />Leandro, and conduct the presentations.
