A Parcel Map will bc <br />proccssed latcr to creatc three parcels, one for each ofthe livc/work units and thc third <br />for the existing warchouse. The application includes a rczone oCthe property from lL <br />Industrial Limitcd to IL(PD) Industrial Limited, Planned Development Ovcrlay <br />District in order to accommodate the mixed-use aspect of the live/work component). <br /> <br />This being thc time and placc for thc Public Hearing on the above mattcr, City <br />Manager Jcrmanis gave an overview of the item and introduccd Planncr 11 Elmcr <br />Penaranda. ML Pcnaranda gave a PowerPoint prescntation dcscribing the proposcd <br />projcct and staff rccommcndation. <br /> <br />Councilmembcr Stephcns askcd if landscaping will be included in the plan. Mr. <br />Pcnaranda confim1cd that landscaping will bc incluclcd and provided thc Council with <br />a copy of the landscape plan. <br /> <br />Project Architect Richard Larson introduced himself and offered to answer questions. <br />Councilmcmber Santos inquired about the location of the furnace within the structure. <br />Mr. Larson noted that the existing units already have a furnace, and the location of <br />furnaces for the proposed units will need to be identified. <br /> <br />The Hearing was thcn opencd to the public. <br /> <br />Lou Filipovich, 15376 Laverne Drive, addressed the City Council, commenting on <br />the importance of separating the actions of the Redevelopment Agency from those of <br />the City Council and also commcnting on the real property transfer tax. <br /> <br />There being no further comments from thc public, and without objcction, thc Public <br />Hearing was closed. <br /> <br />Counciltncmber Nardine inquired about future parking needs. Mr. Penaranda noted <br />tbat it would be bandied through an amendment to the Planned Dcvelopment. <br />Councilmcmber Nardine asked if sccurity dogs and the potential barking nuisance are <br />addressed. Community Dcvelopment Dircctor Hanson Hom stated that the City's <br />existing noise ordinance addresscs neighborhood disturbances by pets. <br />
