<br />Policy 19.06 - Encourage local employers to develop programs that promote ridesharing, <br />bicycle use, and other modes of transportation that reduce the number of vehicle trips <br />generated. <br /> <br />Implementation - When the subdivision was approved, conditions were placed on it <br />requiring the installation of bicycle racks on each building pad; limiting uses to those that <br />didn't adversely impact traffic in the area; and encouraging future tenants to provide <br />information on alternative modes of transportation (such as the LINKS shuttle) to their <br />employees. <br /> <br />3. That the proposed use will comply with the provisions of this Code, including any <br />specific condition required for the proposed use in the district in which it would be <br />located. <br /> <br />With outdoor storage being a conditionally permitted use, this allows staff and the decision- <br />makers to review and apply appropriate conditions to the outdoor storage use. In addition, <br />the existing conditions associated with the Planned Development for Bayside Business Park <br />remain in affect and are applicable to this proposal. <br /> <br />4. That the proposed use will not create adverse impacts on traffic or create demands <br />exceeding the capacity of public services and facilities which cannot be mitigated. <br /> <br />With incorporation of the conditions of approval placed by both the Engineering and <br />Transportation Department and the Alameda County Fire Department, each finds the <br />proposed site layout would provide adequate access to the site and internal circulation to <br />be safe for vehicular and emergency vehicle access. Engineering and Transportation also <br />determined that the use should not create adverse traffic impacts. <br /> <br />The existing site is adequately served by streets, utilities and other public facilities without <br />detriment to the immediate area <br /> <br />Site Plan Review <br /> <br />1. Site plan elements (such as but not limited to: building placement, yard setbacks, <br />size and location of landscape areas, parking facilities and placement of service <br />areas) are in compliance with the minimum requirements of this code, and are <br />arranged as to achieve the intent of such requirements by providing a harmonious <br />and orderly development that is compatible with its surroundings. Parking, loading, <br />storage and service areas are appropriately screened by building placement, <br />orientation walls and/or landscaping. <br /> <br />The layout of buildings shown on the proposed site plan is in conformance with the <br />underlying IG Industrial General zoning designation. The proposed building height, FAR, <br />lot coverage, as well as parking, are in conformance with the Zoning Code. <br /> <br />The placement of the buildings and walkways provides for a harmonious and orderly <br />development that relates well with the plans established for the industrial park.
