<br />D. Site Improvement Plans for all on~site and off-site improvements shall be approved <br />by the City Engineer prior to the issuance of Building Permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's <br />Design Standards, Specifications and Standard Plans, unless otherwise specifically <br />approved by the City Engineer. <br /> <br />E. A parcel combination shall be done to remove the property line separating lots D <br />&E. <br /> <br />F. No on-street parking shall be allowed. Signs with the text "No Stopping <br />Anytime" (similar to those currently posted in the area) shall be installed at 100- <br />150 foot intervals along the frontage of both lots. <br /> <br />G. Disabled access ramps shall be constructed south of the proposed 5,200 SF <br />building at the disabled person parking spaces. <br /> <br />H. The Development Fee for Street Improvements (DFSI) will be approximately <br />$29,176 (5,200 SF of retail space at $3.25/SF and 13,200 of general industrial <br />space at $0.93/SF). <br /> <br />I. Applicant shall remove any broken curb and gutter along the full project frontage <br />along Business Center Drive and Business Center Place, and shall construct new <br />City standard sidewalk, curb and gutter in the same location and alignment as the <br />existing curb and gutter. <br /> <br />J. The Applicant shall comply with the provisions of the City's Grading Ordinance <br />and the Urban Runoff Clean Water Program. The City requires a grading permit <br />any time more than fifty (50) cubic yards of material is moved or more than 5,000 <br />square feet of land is disturbed. The Ordinance requires that an erosion control <br />and sediment plan be prepared, submitted and approved by the City prior to <br />issuance of a Grading Permit. <br /> <br />K. If the design of any site improvements requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall <br />be submitted to the City Engineer, for review and approval, prior to issuance of <br />the building permits. <br /> <br />L. Utility services to the new building(s) shall be undergrounded. The Parcel should <br />indicate a Public Utility Easement if required for below grade services. <br /> <br />M. Sewer c1eanouts should be provided at the property line. <br /> <br />N. A State General Construction Activity Permit must be obtained for developments <br />that disturb over one acre of land.
