<br />VIII. SCREENING REQUIREMENTS <br /> <br />A. Any new electrical or gas meters, utility switch boxes, telephone, interface cabinets, <br />or other utility areas shall be screened from view by a fence, wall or landscaping; <br />details subject to the approval of the Community Development Director. <br /> <br />B. Any new roof top or exterior mechanical equipment for the buildings, such as air <br />conditioninglheating units, venting, or radio/television antennas shall be screened <br />from view so as not to be visible from adjacent properties or streets to the <br />satisfaction of the Community Development Director. <br /> <br />C. Gates to the refuse area(s) shall be closed except when necessary to access the <br />dumpster for disposal of debris or recyclable materials or to move out the dumpster <br />for service or removal. <br /> <br />D. No barbed wire or ribbon wire shall be installed on any wall, fence or building on <br />the property. <br /> <br />IX. MASTER SIGN PROGRAM <br /> <br />A. A sign program including locations, details, specifications, dimensions and sign <br />area calculations shall be submitted to the Community Development Director for <br />review and approval. A sign program conforming to the City's Zoning Code <br />requirements and that is compatible with the overall signage planned for the <br />industrial park, shall be approved and issued a sign permit for installation. Any <br />exceptions or deviations to the requirements set forth in the Zoning Code shall be <br />reviewed as prescribed by the Code for sign exceptions. In concept, the following <br />signs are encouraged and strongly recommended: <br /> <br />1. Interior illuminated, indirectly illuminated, or non-illuminated wall signs <br />consisting of individual letters and customized cans with pushed-through copy <br />for logos. <br /> <br />B. In accordance with Section 4-1806 K of the Zoning Code, banners, balloons, etc. <br />are not permitted except for special events and grand openings and with prior <br />approval by the Zoning Enforcement Official. <br /> <br />X. CONSTRUCTION PROVISIONS <br /> <br />A. Construction activity shall not commence prior to 7:00 a.m. and shall cease by <br />7:00 p.m. Monday through Friday, and construction activity shall not commence <br />prior to 8:00 a.m. and shall cease by 7:00 p.m. on Sunday and Saturday. No such <br />construction is permitted on Federal holidays. As provided in this City of San <br />Leandro's Noise Ordinance (ORDINANCE NO. 2003 - 005), "construction" shall <br />mean any site preparation, assembly, erection, substantial repair, alteration, <br />demolition or similar action, for or on any private property, public or private right- <br /> <br />PLN2006-00 10 1 <br />Recommended Conditions of Approval <br /> <br />Page 9 of 11 <br />February 22,2007 <br />
