<br />incentives for employees to carpool or take mass transit; posting of bus/LINKS <br />schedules in a prominent place. <br /> <br />J. Prior to issuance of building permits for each new building or future changes in <br />business licenses, the applicant shall submit a program for review and approval by <br />the Community Development Director, that encourages or requires future tenants to <br />minimize the use of Davis Street (east of Doolittle) during the weekday AM and PM <br />peak hours. <br /> <br />K. For monitoring purposes, the Community Development Director shall have the full <br />discretion to require the property owner(s) or tenant(s) to submit periodic reports or <br />data to verify compliance with the above conditions, with the expense to be borne <br />solely by the property owner. <br /> <br />L. Developer shall pay its City development, permitting, and plan checking fees in <br />accordance with the fee schedules in effect at the time of the approval of each <br />final map for development. <br /> <br />M. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the Office of the County Recorder of <br />Alameda County. <br /> <br />XIII. TENT A TIVE MAP <br /> <br />A. GENERAL CONDITIONS <br /> <br />1. Site Improvement Plans for all on-site improvements and street improvement <br />plans for off-site improvements shall be prepared by a Registered Civil Engineer <br />and approved by the City Engineer prior to approval of the Final Map. All <br />improvements shall be designed and constructed in accordance with the City's <br />Subdivision Improvement Standards. All on-site improvements outside of the <br />Davis Street right-of-way including street pavement, curb, gutter, stonn sewer, <br />sanitary sewer, parking lots etc. are private and therefore shall be the <br />responsibility of the Property Owners Association's to maintain. Off-site public <br />improvements include, but are not limited to the following: removal and <br />replacement of all asphalt concrete improvements for Davis Street widening <br />(along the project frontages), drainage system, utilities and landscaping; water <br />mains and fire hydrants; potential sanitary sewer system upsizing; utility <br />undergrounding; and any other off-site improvements listed herein or as <br />detennined by the City Engineer to be necessary for a complete and acceptable <br />public improvement project. <br /> <br />2.
